Mokoia Downs Estate B&B – So Much More Than a Place to Stay

Mokia Downs Estate is a new, boutique Rotorua B&B situated on 5 acres of beautiful farmland with small scenic lake. Whilst situated in an idyllic, enchantingly peaceful and sulphur-free setting, Mokoia Downs is just a short drive from central Rotorua and close to all main attractions. Lake Rotorua is just across the road, and there are delightful picnic spots within the estate’s grounds as well as a pleasant 15 minute stroll away.

The traditional Lockwood built country lodge is 35 years old and has been extensively renovated and extended in harmony with its surrounding environment. It has all the facilities that the discerning traveller would expect in a high quality B&B, and an ambience perfectly suited for leisure and relaxation.

Heritage Artifacts

A highly distinctive feature of Mokoia Downs is a collection of heritaage artifacts, including a Challenge Windmill (made in Batavia, Illinois) which aerates the lake, a vintage Europa petrol pump in the car parking area, parts of the railway track that once ran through the land, and nineteenth century farm machinery. These artifacts help to give Mokoia Downs Estate a unique character, and whilst reinforcing a sense of timelessness contrast pleasantly with the modern, stylish comfort of the main lodge.

Warm Hospitality In An Idyllic, Timeless Setting

Over the years the five picturesque acres of Mokoia Downs have been home to horses donkeys, sheep, deer, and rabbits as well as an abundance of wildlife. The wildlife includes visiting peacocks, ducks that glide up and down the small lake which winds around the lower half of the estate, and native birds such as the Tui, Pukeko, Fantail and Bellbird.

Wake up to the melodic sound of native birdsong, smell the home-baked bread and freshly brewed coffee, and then perhaps take a swim before enjoying a memorable breakfast that will set you up for the whole day.

A perfect choice for a romantic break away from it all, Mokoia Downs also offers accommodation and facilities to suit the needs of families, including a children's library and separate indoor play area.

Your Hosts

Your hosts Mick and Teresa decided to establish this boutique Rotorua B&B after visiting New Zealand nearly a decade ago and falling in love with the country, its culture and way of life. We were attracted to Rotorua in particular as it is a picturesque, vibrant and absolutely unique provincial city situated in the heart of majestic countryside dotted with beautiful lakes and forests. Since 1999 Rotorua has won the accolade of being New Zealand's most beautiful city on no less than 6 occasions, most recently in 2010.

Our Philosophy

Our philosophy has been informed by our own extensive travelling, and in particular by observing the difference that the unstinting commitment and enthusiasm of the host makes to the guest experience. Our travels have not only inspired us but also given us a greater understanding of your needs and, above all, a determination to provide you with a level of hospitality and service that will help to make your visit to Rotorua a memorable one.

We enjoy what we do so much that sometimes we almost feel guilty being paid for it! Our motive is not to make lots of money, but to enjoy a more sustainable lifestyle which allows us to meet and spend time with guests from all over the world.

Breakfasts To Remember

Breakfast is a speciality of Mokoia Downs, and is a sumptuous yet relaxed and leisurely affair. It is served either inside in the main dining area, or outside on the large deck looking out on to gardens, farmland and the small lake which wraps around the lower half of the estate.

There is no set time for breakfast. As it’s your holiday, we figure that breakfast should be at a time that suits you.

Your breakfast will include:
-Freshly made smoothies using only the finest seasonal fruit, home-grown where possible
-Home-made muesli, fresh-fruit salad and home-made yoghurt
-Fresh home-baked bread
-A hot "meal of the day" from the hob or continental style selection
-Tea or freshly made coffee with toast and a variety of home-made jams and marmalades

Enjoy complementary afternoon tea and cakes as well as a drink from our bar each evening, and as an alternative to eating out you will be welcome to use our facilities to cook your own Kiwi BBQ.

Facilities

Accommodation
The Taranaki Suite is a one bedroom suite with a Queen bed (an additional bed can be provided on request for a baby / small child), and has a bath as well as a shower.

The Tarawera Suite is a two bedroom suite with private shower room. The first bedroom has a large Queen bed (an additional bed or cot can be provided on request for a baby / small child), and the second bedroom has an extra-large Super-King bed which can be re-configured as two singles if required.

Each suite has its own private deck with private access. Suite facilities include:
