This is one of our most unique and I think, neat properties. I bought the property and immediately remodeled everything inside and out (180k remodel) not to mention a redo of the acre of land that it sits on. I worked to redevelop the land into an open meadow, creek, forest setting.
This property is about four blocks to the lake. The state park is a short five or so minute drive to the beach parking lot. Whispering Pines is a very pretty area and LakeView drive is full of cool cabins, forest and lake views depending on your elevation with a mix of vacation homes, vacation rentals and full time residents. Peek a boo mountain view and a sort of deep forest vibe. We think it's very pretty and also, of course, pretty rustic with a modern flair.
Chelan County (which encompasses pretty much all of Lake Chelan and all of Leavenworth) just created new rules around vacation rentals. We've spelled out some of those new rules below so there aren't any surprises.
The property is four levels in total. You walk into the main level (kitchen, dining, living, master bath), walk upstairs to what was a loft bedroom (that we enclosed for privacy and sound), from the main level you'd walk down a flight of stairs to what was a studio apartment (kitchen, bathroom, open concept bedroom with queen daybed and laundry room… and then down one short flight of stairs to a small, cozy bedroom with a queen bed, loft sleeping space with a double futon bed (which kids seem to love) and another cozy living room space with a flat screen fireplace and flat screen TV. We simply tried to make a bunch of areas that people could hang out or sleep in. We took different open spaces and worked to close them off to create privacy for 2 couples looking for privacy and up to four couples looking for privacy or relative privacy. This is a two bedroom with four sleeping spaces. We love to be absolutely transparent. We are proud of what we've done here, though. We put a lot of effort into making this place cool. We also purchased high end appliances, 65-inch flat screen for the main living but flat screens sprinkled throughout, nice furniture from Macy's, cool art and a hot tub that we just completely revamped. There is also a wood burning stove (pick up wood on the way) and plenty of parking.
During the winter we require that guests bring a four wheel drive vehicle with snow tires (or at least have chains in the trunk) . You will not be able to navigate Leavenworth or our driveway without these essentials. Chains are a pain to put on and take off but they will get you out of a jam in the middle of a snowstorm or if you get stuck. It can easily snow a foot or two overnight and our plow guy sometimes doesn't get to the house until the afternoon. Please come prepared to drive in the snow. (We would advise anyone of this whether you are staying with us or not.) For those who've been to Stevens Pass and have been fine you have to remember that they are plowing both the highway and the parking lot every couple of hours at a minimum.)
Property is a brisk walk to the Brown Family Homestead Wedding Venue and a slightly brisker walk down to Lake Wenatchee (about 4 country blocks). The Lake Wenatchee State Park Beach is about two miles away. It's about a 25-minute drive to Leavenworth
** New Chelan County Laws that have been recently thrust upon us.
We have new neighborhood noise restrictions and quiet time laws. During the day guests are required to remain below 75 decibels. Quiet time begins at 10 pm and ends at 7 am. We have a maximum guest headcount that right now stands at 8, 2 people per sleeping space. We may have a parking restriction which is one car per sleeping space. We have garbage restrictions in that cleaners must take the garbage with them. No real impact on guests but something which has raised our cleaning costs.
Additionally, we have some important property rules that we'd like to disclose up front.
We sometimes require a signed short term rental contract. It's fairly basic, the first many pages are an arrival or welcome letter and the last handful of pages are the contract. We require your email address so we can send this to you through a DocuSign like vehicle. We provide the door code after we receive the signed contract and often about a week to a couple of days before your stay, please remember to reach out for the contract. Four-wheel drive is super important to bring in the snowy season. Snow tires or chains are also equally important.
As a final note, the county restricts this house to a max of 8 persons, 2 pets and four to five cars or we risk the suspension or termination of our license to operate. Because of this we have to have a deterrent to unannounced or unpaid for humans, pets or cars. As a result any unannounced or unpaid for persons, pets or over the limit vehicles are charged at $100 dollars per night. Also if we come upon the property and notice unannounced vehicles or people the county in conjunction with code enforcement demands that we move towards eviction and we never, ever want to have to do that (like never, ever). So please when booking ensure that all adults, children, babies and pets are listed while booking and before paying. We thank you so much!
