The WOTIF booking confirmation stated "The front desk is open daily from 10:00 AM - 10 PM" so I was shocked to be berated for being late on my arrival. While I had stated I would be there at 3pm, there were a number of delays during my trip. I did not appreciate the way I was spoken to on arrival (maybe organise self check-in like every other self-managed property in the world). As well I was probably able to find the bathroom and see there was a bath. A compendium would be more appropriate to assist guests. The property calls itself a "Bed and Breakfast which according to definition includes breakfast. It was one of the reasons I chose that property however the breakfast was only included for an extra payment. I consider that this is a "bait-and-switch" strategy and very misleading. I left without breakfast!!! The internet is not useable and I was unable to manage my emails/do anything on the net while at the property. There is no TV in the room. The room I stayed in was too small for 2 people. The door to the bathroom does not close so not much privacy if you are sharing with another person. I was told there is something wrong with the shower and I decided to take a bath. The blind to the bedroom closes but is almost impossible to open. During my stay I found the noise from other people who were staying to be quite loud esp in the room above me. Caroline did respond quickly and then the house was very pleasant. Overall it was expensive and poor value at $189.80.

Hi JaneThank you for your comments. I would like to address each one to clarify your concerns.Yes, my front desk is open daily as per hours mentioned but as I am a human being with certain needs, eg medical appointments, then my goal is to work around guest eta. Because you mentioned you would be arriving at 3 pm, I organised myself around that time with an hour to spare for my medical appointment at 4 pm. You arrived at 5 pm. I apologise for any offence but it was an important appointment & unable to cancel. I find it helpful if guests change their eta to receive a text indicating that change. This way I am able to reorganise myself as much as possible. As a B&B operator for 20 years, it has been & continues to be my practice to welcome guests myself & to show them  their accommodation. A B&B operates differently to a hotel, Jane. I offer 3 options to guests - 2-night & 3-night stays with breakfast. For 1-night stays, I offer Room Only, with the option to pay an extra 10 for a delicious weekend French breakfast, as much as you can eat or drink. Yes, the breakfast was offered & you declined. I believe the word 'not useable' regarding the Internet is not exactly as it is in reality. I am running a business with the same Internet. Telstra is trying to fix their problem of Internet. that causes intermittent disconnection. It is hardly fair to blame me for Telstra's incapacity to fully resolve their problem. I am operating my business in spite of the occasional drop-outs. This part of Gilston does not have any other option for the moment. Telstra is the 'best' service. True, there is no TV in this room, but there is a TV several metres away in the Private Guest Lounge. I have had guests thank me many times for a room without TV.  They do not want such a distraction, so each one's needs is different. There are 2 other rooms with TV's. In 20 years, never have I heard a guest say that this room was 'too small for 2 people'. As well, you were only 1 person. I am a little confused. I checked the door from bedroom to ensuite (private) & it closed without a problem so I am not sure about this issue you raised. This room is 99% of the time used by 1 person or by a couple so there is no issue with privacy 'if you are sharing with another person'. Others checked the blind in the bedroom.  It is firm but it works well.  As for the shower, you may remember, I offered for you to use another shower just opposite your ensuite. We are in the process of modifying the shower in the ensuite & are waiting for the renovator. The beauty of staying in a B&B is that a variety of people interact thereby enhancing the ambience & some are simply more exuberant than others. It is something I have little control over. I do not know how Expedia calculated your payment of 183.80 they paid me.  It was NOT 189.80 as you alleged.  I hope my reply clarifies issues raised.

I felt safe whilst I stayed there and it was quiet and Nerang was only 15 mins away.

Caroline and Robert made us very welcome. The property is so beautiful and quiet, away from suburban noise, but close enough to get to sporting facilities etc easily. We loved retreating there after busy, noisy days. I appreciated the guest lounge/kitchen area and being able to prepare packed lunches for my kids or play board games. The abundant bird life was beautiful. Finally, having French breakfasts complete with homemade jams and sauces was divine. Thank you for a lovely stay.

The location and surroundings was beautiful and peaceful. You were still close to town, but felt like you were miles away. The owners provided great service. Having breakfast with the birds each morning was definitely a highlight.

The hosts had forgotten about our booking and we were not made to feel welcome at all even after it was verified. I was asked to provide my mobile no. so the other host could ring me because she "didn't know who I was". The facilities are run down, and our bed had a doona without a cover, the bins were unlined, and there was religious paraphernalia littering the establishment which made us uncomfortable. When we arrived back from our function, one of the hosts was sitting outside our room waiting, which was very intrusive. The room was stuffy and hot, with only a small fan and no security if the windows were open. The bathroom facilities were not completely functional, and after over-explanation by the hosts we were confused as to whether we were actually able to use the shower or not. Overall a very unpleasant experience and would not recommend to others.

Thank you Sara for your booking. I am sorry your comments were made without being privy to behind-the-scenes events. I no longer had access to bookings as my computer had crashed with a widespread windstorm on the Coast and I could not locate my data as my computer was with the Technician for more than 3 weeks. I, the hostess, was not present the weekend of your visit as I had to take an urgent flight interstate to atttend to a very unwell elderly parent. My mind was on the seriousness of her health. I had not informed my husband of your arrival as I no longer had access to that information on my computer. I was still scrambling to find whatever was able to be recuperated. Because of this I was not in a position to transfer any information to my 2019 diary. Hence, my uncertainty initially regarding your booking. I am sorry if you felt uncomfortable but I was simply sitting near your room writing a note to be put under your door on your return regarding your breakfast needs. The newly-renovated bathroom facilities were totally operational but were still being improved, hence the explanation. You may remember I offered a second fan (in the cupboard) for you but I noticed your disinterest. As doonas are not needed in summer, we do not provide them, hence, there was no doona but a bed cover placed over the sheets. I am sorry but I'm nott sure what facilities you are speaking about that are run down. Other reviews would not indicate this. Maybe you would like to email me with these details so we can look at this. We endeavour to maintain a high standard throughout our B&B so if there was some discrepancy, I am sorry but I was not aware of it. As you'd imagine, living in the bush we live differently to city-dwellers. It is a shame you didnt have time to enjoy the beauty of the bird-life, the bushland, the peace and quiet
