My house is a hidden gem with a secret garden in tranquility area , 5 minutes stroll to Indian Ocean. Fantastic place to get away from Perth for short stay , spend time with family and friends in small group of 9 as we have large indoor and outdoor space with all amenities and hospitalities. Close to everything such as beaches , kayaking , surfing, playground and outdoor BBQ park near by. If you need a feeling at home then that is the place you feel warmth , relaxing with garden view from sitting area, whole family hang round in huge entertainment room for watching movie or discovery magical garden with all Fairy Gardens in garden. The house is designed suitable for disabled people with no stair or step. If you want to have Home sweet home away from home, this is ideal house for you

About this space
Beautiful upscale home with modern furnishing, granite counters, tile floors, all amenities and located in an ideal place for surfing, kayaking, watching dolphins, fishing or visiting one of the many beaches in Halls Head, Mandurah, Falcon
Retreat to the deck of this peaceful getaway and gaze at the tranquil gardens, teaming with flowers and succulents. Pretend you are lost in a magical garden as you perch by the small central lawn or curl up in one of the couches on the deck. Sitting in the garden, you can hear the sound of the Indian Ocean waves, in the early morning and evening.
Take an early morning stroll, to the local beach, and enjoy the serenity of the ocean waves lapping on the beach and against the unique rock formations. Then head back for a morning coffee on the deck while you enjoy the sounds of the variety of birds that frequent the area.
Unwind at one of the local coffee houses or enjoy a nice lunch or dinner at one of the many restaurants around Dolphin Quay while watching the boats along the river.

Guest access:
Guests will access the property from the big double gate, through the beautiful garden, and into the house, using your own access/key. You will have complete use of the living room, full kitchen, bathroom, entertainment room, patio and back yard to enjoy and relax.
House courtesies:
• This house is located in a quiet family neighborhood so please:
o No parties or drugs are allowed on the property.
o Smoking or vaping is not allowed in the living areas.
o Treat our property and neighbors like they were your own, respect quiet time from 9:30 pm to 7:00 am

Things to note:
• The owners live in a granny flat at the back side of the back garden, which has a separate access path on the back side of the house.
• There is an office/work area in the front of the house, that is accessed via the door at the front of the house. Your and our privacy is highly respected
• Feel free to wave, or pause for a short chat, if you happen to see us in passing.
Quiet time
Please be aware that you're staying in someone's home, so please respect our quiet hours after 9:30 pm. We appreciate your consideration.

Parking:
• Guests share the driveway with owners, who will always park, in a single lane, on the left side of garage.
• Guests will have the rest of the parking which consists of 3 remaining spaces on the right side of the driveway.
• Please respect the neighbor’s access to their driveways, so they can reverse their cars safely.

Please go through our house rule to make sure our policy will be applied during your stay
1. _Check-in/Check-out_: Respect the designated check-in and check-out times.
Check in at 3:00 pm
Check out at :10:00 am
2. _Quiet Time_: Observe quiet hours from 10 pm to 8 am.
3. _Guest Limit_: The number of guests must not exceed the number booked.
$100 Penalty will be applied if fail to declare or immediately terminate your booking without refund
4. Stain on linens, broken assets : penalty will be apppied depend on the damage of assets. Will be based on the market price

_Cleanliness_

1. _Clean Up After Yourself_: Clean up after meals and keep the house tidy.
2. _Dispose of Rubbish_: Take out the trash and recycling on the designated days.
3. _Wash Dishes_: Wash dishes after meals or use the dishwasher.
$100-$300 penalty will be applied depend on the level of situation

_Safety and Security_

1. _Lock Doors and Windows_: Lock all doors and windows when leaving the house.
2. _Respect Neighbors_: Be mindful of noise levels and respect the neighbors.
3. _No Smoking_: Smoking is strictly prohibited inside the house and on the premises.

_Property_

1. _Respect Property_: Treat the property with respect and care.
2. _No Pets_: No pets are allowed without prior approval.
3. _No Parties_: No parties or events are allowed without prior approval.

_Parking and Noise_

1. _Parking_: Only park in designated parking spaces. Do not block the street or park on neighbor's property.
2. _Noise Limit_: Excessive noise is not allowed. If noise levels exceed the acceptable limit, police may be involved.
Quiet time
Week day : 9:00 pm to 7:00 am
Weekend: 9:30 pm to 8:00 am
3. _Guest and Vehicle Limit_: The number of guests and vehicles must not exceed the number booked. Exceeding this limit may result in penalties and/or police involvement.

_Penalties_

Failure to comply with these house rules may result in:

- A penalty fee of $100-300 for each infraction
- Immediate termination of your stay without refund
- Negative review on Airbnb
- Police involvement for excessive noise, exceeding guest/vehicle limit, or parking violations
