The rooms were fundamentally different to the photos - they were dirty (to the point there were dust bunnies on top of the airconditioning unit), in poor condition and with peeling paint. Not the sort of place you go back to if you want to relax. My room was next to the exhaust stack for a next door restaurant, which left it smelling of grease and grill cleaner - I tried turning on the airconditioning, which didn't help, and which inflamed my allergies. I had originally booked for three nights but had to leave after one night - I told the reception staff why I was leaving, but they showed absolutely no interest or concern. Avoid at all costs.

the location. n.b. trams do not service that part of lygon street. there are busses they dont leave from Southern cross or Flinders street. staff were good the balcony needed cleaning. interesting area live music till 11 except sun and monday. soon as the live music stops the hoons start and all is quiet by midnight
