Good hotel but not really a tourist type location and we were on vacation. Probably very good for a business traveler. Our stay was good and the hotel was cool but parking is very limited and valet is probably what you'd wind up with. It's in the CBD and not close to many of the tourist attractions in Dunedin. It was coo hotel with a retro elevator (closed in the early mornings) and long history.

Service was excellent, property very well presented. Chaeck in and check out was slow and seemed like a clunky competer system to book guests in and out. There was quite a line up of guest checking in at 3.30pm. They need two staff on to cope.

I would not recommend!
Staff was not friendly at all! No one greets you on arrival, they seem to look the other way, waiting for someone else to come take care of you. On site valet parking is only available if you request in advance which was not know to us at the time of booking. We had to figure out parking on our own. Our booking included a bottle of wine, but they told us it was not included with our particular room, but there was a bottle included with the mini bar that we could purchase.I didn't mind that the room was small, but the room was very dark. Not enough lighting especially the corner where the walls are painted black. The second day the elevator was out of order. We did not mind taking the stairs. It was still broken the morning we checked out so we had to carry our luggage down. Overall this is the worst place we've ever stayed in. I would not recommend this place. A little customer service would have been nice.

Great hotel with super friendly and helpful staff. We had booked a classic room which was small but extremely cozy and luxurious. It was right on the top floor so we had to carry our suitcases up the final flight of stairs which might be a problem for some people. We didn't eat here but did have a really good cocktail in the bar. If we need to stay in Dunedin again then we would definitely return to Fable.

The main problem with the hotel is that the staff are surly when you ask for a service and I have never seen so much condescension from a front desk. When we checked in and asked for the valet parking service, which had been booked by phone a week earlier I was told I would have to park in the street somewhere. the fact that it was pouring down with rain did not help. After parking we were taking our luggage to our rooms and the front desk chases us and gave us our 3 bottles of complimentary wine stating "Oh we forgot to give you these", what's wrong with leaving them in our three rooms as good hotels do? As I have previously stated this hotel and its staff are all pose and no service and I could not recommend this hotel to anyone

Excellent stay overall with great location for relative easy walking to CBD, nearby attractions, and a few restaurants. Room was small but still great for a short stay. Hotel is well maintained and clean throughout. Staff were most courteous and professional throughout at reception, housekeeping, and restaurant. Would stay again.

Stylish, comfortable, well located, but...
Very stylish hotel in a good location in Dunedin, comfortable well equipped room. Definitely a good, luxurious even, hotel to stay in so why not a 5* review? Unfortunately we felt there were a couple of things where we felt it fell short of its promise (especially considering it was the most expensive accommodation on a 16 night trip). Our booking included a free bottle of wine (nice!) but on check in we were handed 2 small bottles of prosecco. Nice, but we'd been looking forward to a bottle of red. OK, our fault at this point because we didn't challenge what we were offered which would have been the proper test - but nevertheless what we were given amounted to significantly less than a bottle. They should have checked with us whether this was OK. Then it came to breakfast, included in our price. The format is a la carte, with a good choice and the food we had was excellent. But we had to choose orange juice OR a hot drink. Come on guys! Talk about leaving a mean taste in the mouth, disappointing and unnecessary. Staff were consistently helpful and polite but it felt they were doing a good, professional job rather than showing true warmth (a noticeable contrast to our previous hotel). So yes, it's a fine, comfortable, well located hotel to stay in in Dunedin. But we may well look elsewhere next time (unless they have sorted the breakfast).

There is no way this hotel is a five star. The rooms were tiny. Only 17m2 was claustrophobic. The aircon filters were completely blocked. The floors creaked. The access to the room was like a maze. No elevator to our floor. The exterior noise from the HVAC systems was loud and continuous. Had to shift first room due to kitchen extraction outside our room plus could see outside our room, no clear windows, obviously to hide the kitchen extraction. Very dark and morbid.
