⚠️ Property Safety & Natural Environment Notice
• This property is built on a sloped block with stairs throughout, both indoors and outdoors.
• Please consider suitability carefully when booking, especially for children, elderly guests, or those with limited mobility.
• The backyard has pebble ground surfaces; care is required at all times.
• Children must be supervised at all times.
• The home is located in a tropical, natural environment. As with similar settings, natural elements such as falling leaves, insects, wildlife sounds, and outdoor debris may be present, including in the pool and outdoor areas (alfresco, paths, garden). These are normal and expected and do not indicate a cleanliness issue.
Towel: One bath towel is supplied per person. No pool towels—our linen vendor doesn’t service pool/beach towels. Please BYO if you plan to swim.
House Rules:
1. Check-In and Check-Out:
Check-in: After 3 PM (GMT+10, BNE local time)
Check-out: Before 10 AM (GMT+10, BNE local time)
For early check-in or late check-out, please arrange this at least 1 day prior, subject to availability. Uninformed changes may incur additional fees.
2. Key Handling & Lock-Out Fee:
Please take care of the keys provided, as losing them can be costly and time-consuming. Guests are responsible for key replacement costs.
Key Set Provision:
2 sets of key, 1 set of remote for houses
Extra key requests must be made 24 hours in advance and come with a $200 deposit, refunded upon return.
Lock-out fees: $100 during business hours; $200 after hours or on weekends.
3. Complimentary Starter Supplies:
A limited supply of essentials is provided upon arrival. These are intended as starter items only and may not last the entire stay. Additional supplies can be arranged upon request for an additional fee.
4. Quiet Hours:
Quiet hours are from 10 PM to 7 AM. Please respect our neighbors and keep noise to a minimum.
5. Cleanliness:
We kindly ask guests to maintain general cleanliness. Excessive cleaning may result in additional charges.
6. No Party or Event Policy:
Overnight guests must match the reservation. Inform us in advance about daytime visitors exceeding occupancy. No large gatherings or parties are allowed, with penalties for violations.
7. Pet Policy:
If you wish to bring a pet, please obtain prior approval from the owner and pay a pet fee. Bringing a large pet without discussion is a violation of our hosting rules.

Our rules:
**No Smoking**
-Smoking or vaping of any kind is prohibited inside of the house. A $300 fee will be charged for violating this rule.
**No Third-Party Bookings**
-No third-party bookings unless it is pre-communicated with the host and approved by the host.
**No Visitors**
-No visitors are allowed on the properties unless agreed by the host.
-Parties and events are strictly prohibited. Any unauthorised gatherings will result in a fine of $800.
**Extra Guests**
-No additional guests beyond the specified limit. A fee of $50 per extra guest per night will be charged.
**Quiet Hours**
-Maintain quiet hours from 9 pm to 7 am. Respect the peace and privacy of neighbours. Keep your voice down outside of the house.
**Early Check-in/Late Check-out**
-Please no early check-in or late check-out without permission from the host. There will be late fees of $25 per 30 minutes after checkout time.
**Check out Instructions**
-Please dispose all trash into trash bags and place them in the trash bin outside.
-Put dirty dishes in the dishwasher or hand wash if there is no dishwasher.
-Extra housekeeping charge will apply if check out instructions are not followed.
**Trash**
-Trash pickup day is every Thursday morning. If it’s during your stay, please help us push the trash bins to the curb on Wednesday, and pull it back on Thursday after they were emptied.
-No excessive trash should be left sitting on the floor outside the bins. Thank you so much for your help.
**No Furniture Movement**
-Do not rearrange or move furniture within the property. Furniture is placed for both aesthetic and safety reasons.
**Prohibited Items**
-Fireworks, sparklers, rockets, and hazardous materials are strictly prohibited on the property.
**Illegal Activities**
-No illegal drug use, abuse of any person, or harboring fugitives.
-Violation of this rule will lead to immediate termination of the agreement with no refund.
**Parking**
-Follow the parking instructions provided in the check-in message.
-We are not liable for towing or ticketing on street parking.
**Toiletries and Essentials**
-Initial consumables such as toiletries, shampoo etc. are provided upon check-in.
-Guests are responsible for replenishing during their stay.
**Linens and Towels**
-No free daily housekeeping is provided. Additional cleaning is available for request at additional costs.
-Do not take towels or linens from the property.
**Cleanliness and Issues**
-Report any cleanliness or maintenance issues promptly.
-Claims without proper documentation will fall into NO REFUND.
**Internet Service**
-High-speed wireless internet is provided as a convenience.
-No refunds for outages, speed, access problems, or personal preferences.
**Plumbing Guidelines**
-Only flush toilet paper; no feminine products or "flushable" wipes.
-Clogging the plumbing will result in a minimum $200 charge for damages and repairs.
**Liability Waiver**
-Guests indemnify and hold the owner and host harmless from any personal injury or property damage.
-We encourage guests to purchase traveler's insurance.
**Pets Policy**
-Pets are welcome! There is a pet fee of $200 per pet per stay. Guests are responsible for any damage caused by their pets.
-Please bring sheets to cover beds and/or furniture.
-Clean up after your pet prior to departure.
-If you do not clean up after your pet, there will be an additional $200 fee related to pet waste.
-If you bring a pet without notifying us, there will be a penalty of $100 per pet.
-Please note: the fence around the house is not fully enclosed — do not leave your pet unattended in the yard.
