RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. The person placing the reservation agrees to abide by the terms and conditions of this agreement and ensures all other occupants stay by these terms. Orlando Fun Rentals LLC only rents to responsible adults over 21.

LIABILITY: Each unit is privately owned. By accepting this reservation, guests assume all risk/harm from using the premises. Orlando Fun Rentals LLC is not liable for any accidents, injuries, illnesses, or loss of personal belongings or valuables that may occur while on the premises.

AVAILABILITY: In the unlikely event that your booked property becomes unavailable due to circumstances beyond our control, we will make every attempt to move your reservation to another similar or upgraded property at the same or another of our resorts should no property at the same resort be available. In the case of an upgrade, no additional fees will apply.

PARKING: Vehicles are to be parked in designated parking areas only. RV campers, trailers, and tents are not allowed on the premises. Any illegally parked vehicles are subject to towing at the owner`s expense.

NON-SMOKING POLICY: Smoking is not permitted inside any of our properties.

AIR CONDITIONING / HEATING: All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to `Auto.` If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. All doors and windows must be closed when either heat or air conditioning is in operation. Guests will be responsible for any repairs required because of extreme temperature settings.

MAINTENANCE: All guests must maintain the upkeep of the property and all furnishings. The property should be kept in the same condition as initially received. Upon arrival, guests are asked to inspect the property and report any noticeable damage/malfunctions to the property manager. Do not move any furniture. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system.

SECURITY: Guests must look after their property`s security by locking doors, windows, garage doors, etc.

LOST ITEMS: Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items; if found, we will gladly return them for the cost of shipping.

HOUSEKEEPING: Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the damage and loss extent.

TRASH DISPOSAL: All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, the collection begins after 11 am, seven days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please break down all the cardboard boxes.

SUPPLIES Orlando Fun Rentals LLC provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supply items run out, it is the responsibility of guests to get additional supplies.

ACTS OF GOD: No refunds will be issued for Acts of God (e.g., storms, tornados, hurricanes, etc.) unless the state or local authorities have issued a mandatory evacuation in a `Tropical Storm/Hurricane Warning area.` In the event of such an occurrence:
a. Guests will receive a partial refund in a registered booking for unused days.
b. Guests will be refunded for any advanced payments collected/deposited for a registered booking scheduled to begin during a broadcasted mandatory evacuation.

PETS: Pets are only allowed on the property when arrangements are made before arrival and authorization is received. Guests assume full responsibility for any damage caused by their pet(s) to the home or its content. No Exceptions. Special accommodations can be arranged for Service Animals.

OCCUPANCY: By Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void. Orlando Fun Rentals LLC reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation.

COMMON AREAS RESTRICTIONS: All recreational and common areas, including the gym, community pool, sports courts, and playgrounds, are for registered guests only.

UNLAWFUL ACTIVITIES: Using illegal drugs or disturbing neighbors is prohibited. In the case of such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all payments, rendering the rental agreement null and void.

COMMUNITY POOL HOURS: Resort pools are generally open from dawn to dusk daily. Swimming at night or in inclement weather is prohibited. Hours are subject to change, so be sure to check at the clubhouse before making any plans for the day.

POOL/SPA SAFETY: Use of resort and private residence pool(s)/spa is at each guest`s discretion. All posted safety rules must be followed (e.g., no running, adult supervision required for children, etc.) Eating, drinking, or chewing gum in the pool(s)/spa(s) is prohibited. Glassware in pool areas is not permitted. Whenever applicable, guests must keep pool gates locked and permanently secured.

POOL/SPA HEATER (where available): The heating of the private residence pool/spa is not included in rental rates. Please contact our staff and arrange for pool/spa heating before arrival. Guests agree not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not exceed 85 degrees.

HOT TUB (where available): Adult supervision is required for children under 13. Use of hot tub is at guests` own risk.

CABLE TV: We DO NOT offer pay-per-view channels or programming. Guests ARE NOT authorized to charge any movies, pay-per-view channels, or programming to their property. In such an occurrence, guests WILL BE charged for all applicable fees.

SUBLEASING: Guests shall not sublet their property.

OWNERS CLOSET/PRIVATE PROPERTY: Guests agree not to access locked storage or areas not expressly meant for guests. Storage areas may contain cleaning supplies and items that could be hazardous to children.

RIGHT TO ENTER: If necessary, the owner, agent, or their designated vendors may enter the property to inspect or make essential or requested repairs. Regular maintenance personnel, including pool, yard, and cleaning services, shall be allowed to enter at scheduled times. The owner or manager will contact guests before entering the property except in the case of an emergency.

DISTURBANCES: Guests must respect the rights of surrounding neighbors by not creating noise or disturbances that interfere with the quiet enjoyment of their property. In compliance with the local Noise Ordinance, noise should be kept to a minimum regardless of the hour of the day. Code-enforced neighborhood quiet hours are from 10:00 pm to 8:00 am.

PARTY/EVENTS: No parties or loud activities are permitted. If guests disturb neighbors, authorities will be contacted, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. Should additional cleaning be necessary because of non-compliance, guests will be responsible for extra cleaning charges.

Competitive Rate, but left something to be desired

This was my 4th Vista Cay Property in the past 5 years or so, and while the room rate was competitive with similar properties in the Resort, this unit was the least tidy and most barebones of any I've stayed in. Bedroom furniture and living room couch are in serious need of replacement. Drywall around the outlets in the main living area was caved in. Comforter on a twin bed in the guest room was visibly dirty and stained. Carpets had visible stains. I'd say the unit was, at best, "adequate."

Not the worst, but wouldn't do it again.

I don't know that I've ever left a bad review on Vrbo, so let me clarify that this location isn't as bad as it sounds. But we wouldn't stay here again: the place needs a bit of maintenance, to say the least. We had two different set of lightbulbs burst from being turned on, we found at least six dead cockroaches under and around the furniture. The furniture, in particular the bed, is cheap and uncomfortable, one of the toilets does not flush well (low pressure) to the point that it wasn't really usable, and the balcony is slightly disingenuously shown in the ad (it actually faces out on a busy road.) We had a little bit of miscommunication with the owners (a company) and in addition on our particular stay the clubhouse, main restaurant, main pool etc were all closed for refurbishment. The resort is a little bit lower quality- clearly mostly absentee landlords renting out apartments. We did not communicate our concerns to the property owners during our stay- what would be the point, not like they could fix the wiring or change the furniture or anything while we were there. Reading between the lines in other previous reviews, it was clear that a lot of previous visitors had similar issues.The big plus- location is nice, grocery store five minutes down the road, and check-in and out were easy (but be careful about potential surprise fees- the "cleaning fee" in the listing doesn't include cleaning.)

Easy convention center access

This property was clean. The grounds were nice and it was less than 1 mile from the convention center. This is a perfect place to stay for any tournaments or events where you need to come and go from the convention center. Highly recommend.

I was pleased with the unit and the amenities available as well as the proximity to destinations on our travel list. I was also pleasantly surprised that the grocery store was within walking distance of the unit. I would definitely recommend this rental and book here again if visiting Orlando.

It was not the most comfortable stay. Sadly it would easily be rectified with better pillows, softer towels, and upgraded ceiling fans. There were strands of long, dark hair when I pulled back the sheets... Right by a busy road, it's very noisy too. Check in was easy, it's spacious, and well stocked kitchen. Would be great as an economical alternative to a hotel for visiting Universal.

This condo could be beautiful, but needs updates everywhere and a deep cleaning. Carpet in main bedroom had pee stains, I brought my little dog and had to keep door closed so she couldn’t go in.

Great location and stay

We have stayed at Vista Cay in many different condos in this complex and have never been disappointed. The location is perfect for the convention center and I Drive activities. The room itself has 2 bedrooms and there is room for each person to spread out a bit. There is no dresser in the master room but the closet is large enough. The living room is a bit small and the majority of seating is just the couch.The wifi is very slow and I would love to see that better. The kitchen was well stocked with items for general cooking.

Updates needed… badly

The property is not one you would go back to since it’s not updated whatsoever. The furniture is super cheap and it just needs to be redone. The porch door was very difficult to open, and close. It’s time to invest a little money into this unit, way over due.
