SUPER UPSET! This was by far the most misleading, false advertising, fraudulent “hotel” posting I’ve seen to date. We booked this “hotel” during our stay in tulum, and had no idea where it was located for almost 3 hours. Only after speaking to locals (who also had no clue where it was) we stopped at what the address it was supposed to be and knocked on the door of an empty building to see if it was the right place. Mind you There’s absolutely no signage of this hotel in sight. After knocking on the door we were told our room was not ready yet. We came back to checkin and walked around some garden and a deep backyard where the sign finally for this “hotel” was. We were led up to the suite only to be in absolutely shock. The “room/hotel/suite” looks absolutely nothing like what was posted, advertised or shown. There was an uneven stairway with no handrail (super hazardous. My 5 year old nephew fell trying going up) leading up to the “bedroom” which was furnished with 3 beds, unsanitary conditions, and no doorways. Overall, this was just a nightmare of a booking and will be filing a dispute with this host/listing.

It is what it says that it is, I will say that. In my opinion, an accommodation such as this appeals to a very specific kind of traveler. If you want an authentic Tulum, Mexico lodging then this will probably be for you. What I mean by authentic is no A/C, few amenities, and feeling at peace with the surroundings. It is a nice apartment for non-discerning guest that is looking for quiet and probably wants to cook meals and explore. There isn't beach access and you will have to find transportation anywhere you want to go. Walking is an option if you don't mind a busy,narrow beach road with cars, bikes, pedestrians, and people hanging out in the street. It is secluded, and hard to find so if you are coming from the airport (2hr drive) get the shuttle from the host. Like I said, specific taste for a stay like this.

A little misleading - the hotel is not on the beach; you have to cross the road and go into another hotel (and pay) if you want to use the beach. The closest public beach is 1km walk. The beaches also had lots of rotting seaweed (August 2018) which made it very unpleasant. The only way to get around in this area is taxis which are not cheap. The room had no windows just nets which meant it was extremely hot and noise from other guests could be heard during the night. There were lots of mosquitos around the hotel and in the room, despite us using the mosquito nets, spray and coils provided. The shower had poor pressure and no hot water so we didn't even bother to use it and just showered at the pool. The pool was lovely though and the staff were helpful and friendly with great English! Unfortunately I didn't feel like this hotel was worth the price we paid. Next time I would look at staying in the centre of Tulum as everything we did was in the town.

It wasn’t a great experience. As a disclosure, i have to say if this kind of experience is what youre looking for, its it. If you want a brand new hotel, with state of the art amenities, you will not get it. However if you want the intimate, off grid style, 100%

No hot water for more than 24 hours
The owners wrote me an email prior to our stay asking to message them via WhatsApp letting them know when we would arrive. I responded to that email and wrote them via the WhatsApp several times with no response for the duration of our 5 night stay. No one was at the residence when we arrived and it was not clearly marked, making it difficult to find. Additionally the gas was out when we arrived, which meant no hot water, stove, or refrigerator. We were told this would be fixed at 7am the next morning but was not fixed until late afternoon. The manager offered to buy us ice cream to make up for it and told us to tell the ice cream place where we were staying to claim this. When we went to get our free ice cream, the person working the ice cream store was not familiar with where we were staying. The drain in the shower did not drain properly. Someone put a pole behind our tire when parked in the parking lot at one point. Luckily we caught that or else would have ended up with a flat tire.
