Bright, Cozy Post & Beam home overlooking the Pioneer Valley and UMass Amherst!

Nestled in the woods, just 5 minutes from Quonquont Farm and I91. Perfect spot for family gatherings/reunions and romantic getaways.


Open Post and Beam construction that offers spectacular views of UMass Amherst and the Pioneer Valley from every room. East facing home sees beautiful sunrises!

Three-story vaulted ceiling with an open loft overlooks the living room. Open kitchen spills into the living and entertaining space. Plenty of sleeping areas and bathrooms will accommodate very large bookings.

All floors have radiant heat so your toes will never get cold, and with central cooling throughout, you won't get hot either!

Our kitchen is fully stocked with over 20 high quality spices, olive oil, vinegar, salt and pepper mills. Our condiments are all in squeeze bottles, we have Ketchup, Yellow Mustard, Spicy Brown Mustard, Sweet Baby Rays, Frank's Red Hot, and Mayonnaise. There is a new stainless steel cookware set with every utensil you could need. For coffee lovers we have two roasts from an excellent local roaster, Esselon. There is a Chemex, French Press, Coffee Maker, and Keurig available for brewing.

The pantry is stocked with essential foods should you be short on time or just not want to stop at the store. Regular and gluten free pastas, pasta sauce, rice, popcorn, and mac n' cheese for the kids! All free of course.

Bathrooms are stocked with Native Shampoo/Conditioner and Method body soap, complementary toothbrushes, toothpaste, floss, and sanitary products. We stock the best items, the same we use in our home.

We have a bunch of board games for you to use: 7 Wonders, Azul, Carcassonne, Checkers, Chess, Chinese Checkers, Connect 4, Jenga, Life, Mancala, Monarch, Monopoly, Munchkin, Risk, Scrabble, Settlers of Catan, Ticket to Ride, Uno, and various card games.

The house is cleaned with all natural cleaners and fragrances.

You'll have access to nearly the entire house, except the Garage, Utility Room, and a Storage Room.

Other things to note
Quiet hours 9pm-9am! No outdoor music or excessive noise outside of quiet hours. Our neighbors are closer than they appear. Noise travels through the woods. There are decibel monitors on the property to ensure the calm and tranquil environment is not disrupted.

We use security cameras to confirm the number of guests and cars.

Only registered and paid for guests are permitted on the property. The max occupancy is 13 for this property and must not be exceeded. This includes children, infants and babies. If it is determined more guests are on the property than is booked then you will be asked to leave the property for violation of terms and conditions that were agreed upon by booking.

We are open to early check-in or late check-out if bookings allow it, feel free to inquire!

5/5 – Beautiful Stay for a Special Weekend!Our stay at the Cozy Valley View Post & Beam Villa was absolutely perfect. Our group included a bride and groom, parents of the groom, the officiant, a groomsman, and family friends. We all gathered for a wedding and reception at nearby Quonquont Farm. The home provided the ideal setting for such aspecial occasion. Everything about the property was exactly as described, spacious, spotless, andbeautifully maintained. The views of the Pioneer Valley and UMass Amherst were stunning, and theopen Post & Beam design made the whole space feel bright and welcoming. The kitchen was exceptionally well-stocked with quality cookware, spices, and condiments, and the bathrooms and living spaces were thoughtfully supplied and very comfortable. Every detail made it feel like a true home away from home. The host was wonderful, responsive, organized, and accommodating. Check-in and check-out were smooth and simple. We couldn’t have asked for a better stay and highly recommend this property to anyone visiting the area especially for gatherings, family events, or celebrations at Quonquont Farm.

Beautiful house

House is really nice, better than the photos. High end appliances in the kitchen although it's missing some basics like wine glasses. Beds were comfortable and there was ample room for our party of 7. We also hosted a dinner for 12 at the house and every was very impressed by the beautiful view. Hosts were responsive to minor issues that arose. Would definitely stay there again.

This was a family reunion of young adults and their parents. Everyone loved the house. Very well equipped kitchen. If the weather had been better there are gorgeous views out the back.
