The home can comfortably accommodate 10 guests based on double occupancy in available beds.

GUEST ACCESS:
Guests will have access to the home and private backyard. Parking is available in the carport, driveway and street. 3 cars will fit in the carport/driveway.

HOUSE RULES:
1. Quiet hours: 10pm-9am
2. Be respectful of neighbors
3. GUESTS. Locals must contact before booking. Must tell host the accurate number of guests who will be staying. Maximum occupancy of 10 people. If you're planning on having more than 6 guests and do not let the host know, additional bedding will NOT be provided. By default, bedding is provided for 2 king beds and 1 queen bed. Visitors must be disclosed to host before they arrive.
4. No parties, events or filming

6. No illegal activity of any kind
7. No smoking or vaping of any kind
8. PETS. We allow up to 2 dogs with prior, written approval. We allow DOGS ONLY. Pets must be disclosed ahead of time and included in your reservation or they are NOT APPROVED. No weight limit. Pets must be crated if left home alone. Must clean up after pets. If fees are incurred because of excessive cleaning or damage, those fees will be passed to the guest.

OTHER DETAILS TO NOTE:

1. OUTDOOR CAMERAS: 2 Exterior cameras are located on the property for security. They are on, recording and streaming. There are no interior cameras.

2. NOISE MONITORS: Noise monitors are located inside and outside of the home to ensure quiet hours are followed. These measure decibel levels only. No sound is transmitted or recorded.

3. THERMOSTAT: Phoenix experiences extreme heat. AC units are rated to keep homes 20-30 degrees cooler than outside temperatures. AC must stay between 69-81 June - September. An automated schedule is set. You will have override capabilities between 69-81.

4. FIRE PIT RESTRICTIONS: Maricopa County restricts all wood and coal burning from May 1 to September 30. Additional "no burn days" or "fire bans" may be applicable on other days. By agreeing to stay in our property, you are agreeing to comply with these restrictions. "Fines for improper burning . . . range from $50-$250 depending on the number of violations issued to the individual." Fines may vary according to Maricopa County regulations. Any fines imposed for improper burning will be passed to the guest and will be grounds for immediate removal from the property with no refund. 5. IRRIGATION: Our lawn (front and back) is watered by flood irritation. When this occurs, it looks like the yard is flooded. No pipes have burst, this is intentional. This will often happen in the middle of the night, though the exact time varies each time it runs. It will seep into the ground within several hours and you will be able to walk on the lawn and use the yard within 12-24 hours. You may walk on it earlier but it might be muddy. You do not need to do anything. Irrigation runs every other week during the summer, every 3 weeks in the fall and does NOT run in the winter. If you have any questions, please feel free to ask.

6. ADDITIONAL FEES: Additional fees may apply for luggage drop-off, concierge services, excessive cleaning, damages, pets and early/late check-in, etc.

Your unique access code will be sent approximately 10 minutes before check-in time.

CHECK-OUT INSTRUCTIONS:
Pick up after yourself and lock up, the cleaning fee will take care of the rest. If excessive cleaning (stains, etc.) is required or damages occur, those fees will be passed onto you.

Additional requests: Early/late check-in/check-out is based upon availability. Please request ASAP if needed. Fees may apply.

*Fines and/or immediate removal from property may apply if house rules are broken. Refunds will not be issued if you violate house rules.

**We have reliable utilities and have not experienced any issues so far with internet, electricity, etc. However, if there are interruptions outside of our control, e.g. weather related, scheduled maintenance, etc., we will not issue refunds or honor cancellations.
