The Space:

The open‑concept layout invites you to settle on the sofa, pull out the queen‑size sleeper, and unwind after a day of exploring the city’s music and food scene. Evenings drift gently toward the shared pool and hot tub, where the year‑round water glistens under the setting sun, while cool mornings are perfect for a coffee at the breakfast nook.



Sleeping arrangements

Three bedrooms each hold a queen bed, offering ample space for couples or friends. A fourth bedroom features a twin bed and a dedicated desk, ideal for a guest who needs a quiet workspace. The living room adds a queen‑size sofa sleeper, and a queen air mattress is available for larger groups. Linens, extra pillows, and blankets are provided.



Living space & amenities

The living area flows seamlessly into the kitchen, where you’ll find all the essentials for everyday cooking. A breakfast nook provides a casual spot for meals or planning the day ahead. High‑speed Wifi and an Ethernet connection support remote work or streaming, while a separate workspace with a desk and chair keeps focus separate from relaxation. Central air conditioning and heating keep the apartment comfortable throughout Austin’s mild winter.



Outdoor & shared facilities

Step onto the private patio or balcony for a breath of fresh air, then head to the shared outdoor pool—open year‑round during posted hours—and the shared hot tub for a soothing soak. A shared gym nearby and a playground area add options for active guests, and the backyard offers additional open space to unwind. All shared amenities are managed by the building; the host cannot guarantee availability if maintenance occurs.



Access, parking & stay details

A private entrance and smart‑lock self check‑in let you arrive on your schedule. Free on‑site parking and additional street parking are available. The home is single‑level with no stairs, making it easy to move around. Pets are welcome, and the space accommodates both short and long‑term stays. Exterior security cameras face outward at the front door, and a noise monitor helps maintain quiet hours for neighbors.



Neighborhood

East Riverside provides a peaceful, residential setting with nearby green spaces while keeping downtown Austin, the University of Texas, and the airport within easy reach. Live music venues, diverse dining, and cultural attractions are just a short drive away, allowing you to experience the city’s rhythm and return to a calm base each night.



Guest Access:

The apartment is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
