Conflicted about this property! I almost didn’t get out of the cab when we pulled up to the property. Locked gate and cement wall around the property was BEYOND uninviting! Inside the gate no better! Dirty, no landscaping, plastic chair and mop/bucket against the wall. Yuck! However, once we dragged our lugged upstairs (no elevator) and entered the door to the property I was pleasantly surprised. Newly renovated, roomy, and nice.

Great stay close to the airport. Probably the most comfortable bed we slept in on our trip and good bathroom/shower. Breakfast included, unlike the other self check in we stayed at, and hosts were very helpful

The particular suite was newly renovated but there was no elevator and if you have to haul a suitcase it was a stiff climb to a high stair. There was no answer to the local phone number of the facility and located on a very busy street that has constant sound of cars and buses heard from outside. It looks like there's repainting and other works being done so the outside area was cluttered and dirty.

Isola Guesthouse 163 was very clean and nice!! And Giordana provided a nice continental breakfast for us, even though we were leaving at 6 am. She was very sweet and helpful. But we were having a horrible time trying to figure out how to get in. She needs to give directions to get into the unit sooner than the day you arrive. Some of the problem may be that we are older, but I wasn’t told that the instructions would be coming through WhatsApp. My instructions would be something like this: You will be given a code to get in the gate. You use the gate entry code again on the front door. Then when you go to your unit, there is a lockbox on the wall. You push in another code you are given. Then somehow you pull the top of the lockbox down, which will reveal a key card. You take the keycard out, and push it against the white button beneath it. And the door will open. If Giordana hadn’t arrived when she did, we wouldn’t know what to do. The white button beneath the lockbox didn’t look like a normal key activated door lock. The instructions were not at all sufficient and detailed. We were already having a bad day dealing with the trains. And this was very frustrating! Once inside, it was very nice!!

This guest house is located just a short drive away from the airport. The property manager is able to make cab reservations so you don’t have to navigate using a bus if you have an early flight. Walk down the stairs and straight down the main road and you can walk to the beach in about 40 minutes. There’s a nearby place to get gelato as well as restaurants within walking distance. It is well furnished in a unit that looks brand new except for the current remodeling going on as of May 2025 to re-do the entranceway. If you’re flying into Rome or just visiting the area, it’s a lovely place to stay. There are three separate guest rooms on the first floor. Each unit has its own bathroom and a common dining area. Our specific unit had a patio and you could look out down the main road which looks towards the beach. Also, within walking distance in the town is an ancient acropolis.

After a 9-hour international flight, the self-check-in via cellphone/email was nerve-racking. We were also taken a-back by the extensive construction going on in the lobby. The guest-house operators did send notification but only after we arrived. Fortunately, after we figured out which door was the entrance to Isola 1.6.3. (said remodeling had covered over the small signs) & that the 4-room 'guest house' was actually inside one of 4 apartments in the building, the housekeeping staff (very friendly) were inside and helped us get settled. The room itself was nice. We didn't get to stay for breakfast, but I'm sure it would have been good.

The actual rooms were quite lovely, with a good bed It was self check in and that was difficult as we got off a plane and no one was there also, the building itself was quite tired and under construction; so it made it difficult to figure things out Had to get help from a neighbouring business Breakfast room was sweet

Our room was pleasantly furnished and spotlessly clean. We arrived late at night and good instructions were provided for self check in. However, please be aware that there are no transport links to/from the airport to the hotel and it is too far to walk, so the only real option is a taxi which cost us 35 euros.
