Sadly this what would’ve been a very majestic property years ago, is lacking some serious maintenance. It’s damp, musty, the beautiful sunny deck was out of commission for breakfast, and breakfast was sadly lacking unfortunately. It has had its day sorry to say.

The short: I'd describe our stay here as a little weird, awkward and disappointing. The language used to describe what you're paying for here is very deceptive. This is NOT 'luxury' or 'boutique'. The positive: It's clean and close enough to main attractions in Rotorua. Rooms are good sizes. The long: We had arrived early, as the property isn't directly in Rotorua we decided to check it out. It had been advertised with mtb trails, bar, restaurant and pool etc. We rang the door bell and followed the instructions on the door to wait in the reception upstairs. After a couple if minutes a lady came out apologising saying she didnt know we were there. Which was fine we hadn't been there long. I asked if it was possible to check in early and she replied check in isn't until 2pm. She asked what we had planned for the day and I replied we weren't sure yet and asked about the facilities at the property. She then started looking at the wall of pamphlets of local attractions and handing them to us. When she got to the Maori cultural experiences she said 'you're probably not interested in that'. I found that slightly offensive. I asked again about the facilities on the property mentioning the mtb on the ad and she just said 'no' and said they could put our bags in our room when it's ready. Walked us down to the car and got us to carry our bags inside. Instructed us to leave them on the floor. When came back we were shown to our room. It was clean but very confused decor. Lik

Hi Dear Guest First of all, each hotel has the exact check-in time and departure time, which are displayed on the website when you make the reservation. If you will arrive early, you should send a notice to the hotel in advance. The hotel staff made a record of your arrival time at 10:30 am and many guests just left the hotel. We only stayed one night at this lovely hotel and thoroughly enjoyed our stay. Our room was spacious and well presented, all members of staff we friendly and welcoming, and the location was stunning.

Fabulous experience

Pros: The beautiful location, thoughtfully appointed, quality establishment.
Cons: My snooker skills :) Apart from that, nothing. Springs to mind.
Location: Huge lovely grounds with intersting animals. Near a lake and a big town centre. Many tourist attractions bearby including thermal pools.
We were welcomed at the door by the fabulous James who is the epitome of hospitality. He and his staff made us feel so much at home in this beautiful place. Gorgeously appointed, relaxing and indulgent.

Pros: Superb staff, location is 10 minutes from central Rotorua, but feels more remote.
Cons: Stayed longer!
Location: Great grounds to the house to walk around after breakfast.
Quality, quiet and secluded. Excellent service from the staff, great food. Can't ask for much more. Have recommended to others and will be back.
