Clean room but our room was on 4th floor, elevator only goes up to 3rd floor so if you’re carting a big size bags like we did, get ready to carry it another 15-20 steps on your back. Staff goes home at 6pm. We got there at 6:20 and saw of the staff and asked for help to check in but she simply said not my problem, call the number. Expedia shows plate 38 for building but apparently we were staying at 35 ( both part of same building but different entrance)

When we arrived at the property, we were given the "Ducati Suite". (I had booked an "Excellence Suite" online). The room, in spite of several "No Smoking" signs was well-smoked in, and felt dingy and dirty. The round bed mattress was on the floor, concave in the middle. The whole room felt gross. I went to Kevin at reception about the smoke, and he moved us up to the 4th floor - a beautiful room with a balcony. THIS was the room shown in the pictures when I booked. I let him know this and he shrugged, saying the pictures are just for the website. (?) Anyway, this room was much better. Nice location; easy to walk to many of my favorite Rome spots as well as close to the Borghese Gardens. Overall, a nice stay, but the room cleanliness felt somewhat topical. If you looked a little deeper at corners, or the shower, it was not super clean.

Staff are friendly and helpful. Check-in and Check-out process were easy and quick. The property has elevator which is a big plus. Location is excellent. 10 mins walk to Spanish Steps and Trevi Fountain. Metro and bus station are close by. Staff is available from 9am to 6pm. They will provide instructions if you check-in after hours.

While the room was very small, it did feature a small balcony from which to enjoy an evening glass of wine. The location was two small blocks from the Metro which made transit to Roma Termini fairly convenient. Cobblestone hill road did pose a challenge for the roller luggage though but this is common in the area. I arrived shortly after the normal staffed check-in so I had to message them for the access codes. This property has put in a small elevator which is helpful with heavy bags. Overall, great value for the price point and location.

From booking on line, to check in then to sadly check out everything was absolutely perfect. Location was first class for walking around the stunning city. Kevin and the team couldn't have been more helpful if they tried, the flowers and wine were perfect for my wife's Birthday treat. Kevin gave us great advice for getting around and we are exceptionally grateful. The room was brilliant, we couldn't ask for anything else... highly recommend the excellent suite and hopefully can get back sooner than later... Thank you everyone.

What a disappointment. This place is not a real hotel, just a couple of rooms in an old building. There’s no elevator all the way up, so get ready to carry your luggage through narrow stairs. When we got to our room, the pillows smelled like ginger, probably from the previous guest’s breath — truly unpleasant. The room doesn’t match the pictures online at all. Light came through a window early in the morning, so forget about sleeping in. There’s even a 40 cm ramp to get to the washroom — uncomfortable and poorly designed. Since this isn’t an actual hotel, don’t expect anyone to be there if you arrive early, late, or need anything during your stay. They make sure to charge you the full amount as soon as you arrive, and after that, you’re on your own. For the price they charge, this is a complete ripoff. I understand Rome can be expensive, but this place feels like a scam. Spend your money somewhere else — there are plenty of real hotels in Rome that actually deliver what they promise.
