Thoughtfully designed for both relaxation and connection, this home features multiple living areas, a full kitchen on the main level, and an upstairs lounge with a kitchenette—all complemented by central air conditioning. With a private patio, second-floor balcony, and rooftop deck offering sweeping ocean views, this home provides the perfect setting to unwind and enjoy the sound of the waves.
LIVING & DINING AREAS:
The main living and dining spaces are located on the ground floor, where a lounge area with streaming TV flows into a dining space with seating for six. Upstairs, a second living area offers a lounge with a sofa sleeper and streaming TV, along with direct access to the second-floor oceanview balcony and staircase leading to the rooftop deck. Please note that the fireplaces are not available for guest use.

OUTDOOR SPACES:
Outdoor living is available across multiple levels, including a ground-floor patio with bistro seating and BBQ, with brick walls for privacy and multiple gated access points leading directly to the beach. The second-floor balcony features a retractable awning, bistro seating, and ocean views, while the rooftop deck includes a dining area with seating for six, an umbrella, and ocean views.
KITCHEN & AMENITIES:
The ground-floor kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances. Upstairs, a kitchenette includes a full-size refrigerator and sink. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire residence. This includes all interior spaces as well as the private front patio, second-floor balcony, and rooftop deck.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: Two fold-out queen couches, extra linens/pillows, are provided to accommodate a total of 10 maximum guests. Extra rollaway twin beds are available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.
Laundry: Laundry facilities, including a washer and dryer, are located in the garage. Guests are responsible for bringing their own detergent and laundry supplies.
Parking: This home includes a two-car garage. There is also general neighborhood street parking, metered, unmetered, and pay-station.
Pets: This home welcomes up to two pets (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, plus Pack n Play portable cribs, portable high chairs, jogger strollers, and much more. Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
