The back unit of a duplex, this 2 BDR/2 BTH property is a perfect vacation spot. Park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, grocery store and shopping! Our house is ideal for two couples or a small family. There are two bedrooms with King sized beds and by using an airbed in the common area, we can have a maximum of 5 guests. Although kids are welcome, please be aware that there are stairs and no baby gates installed and we haven't child-proofed this house at all.
Pristine and air conditioned, this 2 bedroom/2 bath 1220 sq ft beach house has a gorgeous kitchen with quartz countertops and stainless steel appliances including a gas range, microwave, refrigerator with filtered water and an ice maker and a KitchenAid dishwasher. The kitchen island serves as the dining table and accommodates up to 4 people.
The comfortable living room has an expansive sectional sofa, 55” tv (wifi, cable, apple tv) and cozy gas fireplace.
The larger of the two bedrooms and a full bathroom are on the first floor. The primary bedroom and attached primary bath are on the second floor. The primary bath has double sinks, a beautifully tiled shower, separate room for the commode and a walk-in closet.
The private roof deck is a fantastic spot offering peek-a-boo ocean views, a fire pit, a comfy sectional sofa and chaise lounge chairs. It’s a great place for soaking up the sun or having a cocktail in the evening.
We also have a one bedroom/one bathroom listing for the front unit in the duplex- it’s a bright and sunny 700 sq ft apartment with a compact, yet complete kitchen, great little bathroom, bedroom with Cal King bed and also tons of built-in storage and a large private deck with BBQ. If you need that extra bedroom, or would prefer the additional privacy that an air mattress in the living room can’t afford, you may want to inquire with us about booking both places. General Info:
Garage Parking: You will have use of the right side of the garage and may park 1 car. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking-that is not negotiable. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know.
Beds: First floor bedroom has a Cal King bed. Second floor bedroom has an Eastern King bed. Twin airbed and Pack n Play available upon request.
Linens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided.
Kitchen/Supplies: The kitchen is super well supplied with dishes, cookware, silverware, blender, toaster oven, slow cooker, a Keurig and lots of spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have some K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more!
BBQ: Located just outside the kitchen door. BBQ tools are in the drawer below the oven.
Extra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first served basis. All amenities, "extra stuff", is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.
Laundry: A full size, stackable washer/dryer is located in the unit on the second floor. Laundry detergent and Bounce sheets are provided.
Cell Phone Note: the cell coverage in this unit is sketchy, especially if you have Verizon. I actually switched to AT&T because of the lack of coverage here. You'll likely need to go outside or on the roof deck to make/receive calls if you have Verizon. One easy work-around is to hook up to our wifi while in the house and text/call over that. But I want to be sure all are aware of that possible concern.
RULES and RENTAL AGREEMENT:
In order to confirm a reservation made on this site, Guest must (i) acknowledge receipt and review of the Rental Agreement and provide the Host with either online or written approval of the Rental Agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. For final confirmation of the reservation, the entire rental amount must be paid in full.
Per Newport Beach city policy, you must be a at least 25 years of age to book a vacation rental. The person booking the reservation must be staying at the property for the duration of the reservation dates and may not book for someone else. Please verify your age and provide the names and ages of the other guests staying the rental agreement.
This rental is strictly smoke and drug free. Absolutely no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the unit itself as well as the deck, sidewalks, driveway and garage.
No parties-No loud music-No loud gatherings of any sort allowed. Ours is not a party rental. Quiet hours are from 10PM - 10AM.
Gatherings anywhere on the property are not to exceed 7 people, including renters and their guests, unless prior approval is provided by owner.
Exterior security cameras run 24/7 and are mounted to record access doors. There are no interior cameras anywhere on the property.
Treat our home with respect - it is truly our home and you are a guest.
No pick-up trucks or large SUVs allowed in the garage.
We strictly enforce all rules and will evict if broken.
