Excellent location in the old town just off the main strip of bars/restaurants on Grassmarket (the Black Bull was our favourite). Expert tip: if walking to the hotel with luggage from Waverley Station (or bus stops on Princes Street) walk along Princes Street to Lothian Road and down King Stables Road to reach the hotel. There are no stairs and only a slight downhill section.
Reception/lobby was beautiful, but very awkward. As other reviewers have stated the position of the breakfast station in the middle of the entrance was both awkward and inconvenient for both diners and passers by as there was no way to avoid each other. The reception area smelled beautiful but very strong, so be aware if you have allergies. Breakfast was also very pricy and we did not partake as we did not find it was good value for the price.
Our room was well equipped and the bed was very comfortable but we quickly found several things that made it inconvenient. Minimal counter space in the bathroom, lack of a second bedside table as the bed was pushed into a corner. Lack of table space. Our luggage remained open on the floor as there were no benches and there was only one luggage stand. The kitchen sink was so small the kettle could not be placed in the sink to fill and you could not wash individual dishes. The only place to blow dry hair or use hot hair tools was over the dining table.
