It is difficult to know where to begin. As someone who has traveled to Italy more than 20 times, Franco and his team provided my large Italian American family and I with an experience beyond expectations. The flat was amazing directly on Piazza Spagna. Franco and his team were attentive and professional. The excursions Franco & Emanuele arranged were extraordinary; Clavigero (Key Master) of the Vatican; Bagnoregio(the dying City) and Orvieto; 4 Holy Doors; Colosseum/San Clemente and golf cart tour of the secrets of Rome with Antonio. Our tour guides were knowledgeable, pleasant and fun. Five Stars for our guide Rosella (the 4 Holy Doors and Colosseum/San Clemente tours), a beautiful and proud Roman who shared her love and knowledge of the Eternal City. If you are looking to take your Roman experience to the next level Franco and his team is the group to engage with. They take care of everything. All of the experiences we had with them were 5 stars. Nothing was left to chance and we always felt safe and comfortable. Grazie Mille!

Wonderful Apartment by the Spanish Steps

There were 12 of us and we thoroughly enjoyed our stay. Franco is a wonderful host who greeted us with champagne! The apartment is very clean and exactly like the pictures. We had daily housekeeping which was great and also free drinks in our refrigerators which were replenished daily. Also the location is great. It is close to everything and you can walk. Also Franco is very helpful with the booking of tours or restaurants if you need it. We would definitely stay here again!! 10 out of 10 in every category!!

Perfection In the Plaza!

Piazza de Spagna 9 is an impeccable place to stay in the most desirable location in Rome. What could be better than looking out from your living room to the bottom of the Spanish Steps? We appreciated the large and fully stocked kitchen, the cleanliness, the comfortable rooms, and large modern bathrooms. As a huge bonus, Franco and his team organized the most unforgettable tours for us. They deserve 6 stars! This is our new home when we're in Rome!

Felt like royalty!

Piazza di Spagna 9 had everything we needed: luxury accommodations with comfortable beds for everyone in our party, spacious communal spaces, a kitchen with a stocked fridge and snacks, a washer/dryer, and of course, lots of espresso! The cleaning service did a thorough job each day, restocking drinks and espresso for our use. Franco and his team did a phenomenal job advising us for our stay and arranging unique tours, some of which are certainly "once-in-a-lifetime" experiences. The welcome toast upon arrival was a nice touch and set our vacation off on a celebratory note that carried us through the week as we stayed at this phenomenal property. Of course, one of the highlights was the prime location, visible from the famed Spanish Steps, with cafes, a grocery store, and shopping just around each corner. I loved waking up, making an espresso, and gazing from the living room window at the early morning bustle of activity in the piazza below. We loved the steam room and the reliable WiFi and A/V connectivity, too. A week to remember, thanks in no small part to Piazza di Spagna 9.

Ultra luxury apartment within walking distance to all tourist attractions. Franco and his team from day one were an instrumental part of our successful family vacation. The location and accommodations were perfect for our group of 10 ranging from 11-73 yoa. We decided to put our trust in Franco to arrange all tours in Rome and neighboring Tivoli as well as all transportation. We were not disappointed! He checked in with us daily to make sure we were happy with the tours and reservations made. It was so reassuring to know if we had problems with anything he was a phone call away right there in Rome. Franco and his management team and tour guides were outstanding. Highly recommend! :)

5 Star Experience

What an experience!!! Franco and his team went above and beyond to make our vacation a memorable experience for all of us. We reserved the entire apartment - all six rooms - for our guests and it was our home away from home for the week. Perfectly located in Piazza di Spagna. Well appointed. Super clean. Amazing shopping and restaurants steps away. We will not hesitate to stay here again. Franco arranged transport for our group of 10 throughout the week and was also able to manage and arrange wonderful dining and excursions. Next time, I'll hand over our entire planning to Franco and his team. They do a fantastic job.

Franco is an amazing host, both attentive and helpful. The apartment is in an incredible location, but with the windows shut it is a quiet sanctuary. The place was incredibly well stocked with coffee, water and beverages. Franco helped arrange transportation to and from for our large group. It was seamless and easy. A perfect Roman holiday!

Not only is this apartment beautiful, perfectly appointed and in a prime location, the host, Franco, goes above and beyond to make sure your stay is stress free and memorable. I booked this property for a family trip- we had 12 in our group ranging from a 10 year old to my 77 year old father. Franco made excellent suggestions for things to see and do, arranged transportation for our large group, and booked us with fantastic tour guides for all outings. We never had to stand in line for a ticket- Franco had our reservations made in advance. We were all able enjoy the incredible city without worrying about logistics. Franco anticipated our needs and had solutions at the ready- he arranged and delivered a cake for my daughter’s 14th birthday. When my parents stayed back from an outing due a health issue, Franco and his assistant delivered medicine to the apartment and arranged transportation on the fly so they could meet the rest of our group out for lunch. Our entire group declared this the trip of a lifetime, and it truly was all thanks to Franco- he is the best!

The accommodations exceeded all expectations. It is always difficult to find accommodations for groups as large as ours (12 people), but in PiazzaSpagnola9 we found one with exquisite rooms, excellent shared spaces, a superb view of a highly desirable neighborhood, a friendly host that helped coordinate tours that were a major value add to our visit, and cleaning staff that kept the spaces in great condition. You can't go wrong with a stay at these fabulous accommodations and with Franco as your Host!

Franco is an exceptional host. He is in constant contact throughout assuring every detail of your trip will be executed perfectly. His tour guides are phenomenal and restaurant recommendations are equally excellent. The apartment is beautiful and artfully decorated, this is probably one of the nicest apartments you will find in Rome. Simply amazing!!

I typically do not write reviews, but this place was so special, and Franco made our stay so memorable that I just had to mention how great it was. We rented the entire 6-bedroom apartment for 4 nights and the place was incredible, and the views were even better. My kids all mentioned that Franco is "The Man!". He set everything up from transportation, meal reservations and excursions and it was all first class. Nothing will ever compare to the private tour of the Vatican and the Sistine Chapel. My family will always have special memories because of Franco.

Perfect location in Piazza di Spagna

Very modern apartment in the heart of Piazza di Spagna. Walking distance to all the must see sights in Rome and very good Resturants. We had 11 of us and used all 6 of the suites, each with its own bathroom. Apartment also has a common kitchen, living room and dining room. Very comfortable beds as well. We had a great time and recommend this property.

Wow! Staying at Piazza de Spagna was a dream from the perfect Location, next to the Spanish Steps, amazing restaurants and world class shopping, to being taken care of by Franco. The apartment has all the amenities needed for a perfect stay, beautifully decorated and very spacious. Let Franco plan your stay and you won’t be disapppinted…from exclusive tours of the Vatican, private tours of Palazzo Colonna, guided tours of the Colosseum and Forum. Franco reserved the most amazing authentic Roman restaurants and even planned a day trip to Tivoli with a tour guide and lunch at Cuacco which had the most spectacular views…4 nights in Roma was not enough, we will be back. Best of Rome

We can’t say enough about our visit to Rome and our stay in this beautiful home! We were greeted by Franco and a beautiful charcuterie board and champagne. What a welcome! Franco surpassed all the good things that I read about him. He knows what hospitality is all about. All the rooms had steamers, slippers, coffee machines, their own bathrooms, comfortable beds and most importantly for me, comfortable pillows! The location is absolutely unbelievable! A wonderful bakery is right out the front door, amongst all the high end shopping you could want, the Spanish steps, restaurants, gelato, you name it, it’s there! We walked everywhere, but if you need a taxi, they are there. Franco is a miracle worker, he got our group of 12 into a beautiful restaurant for dinner at the last minute and had lots of recommendations for us. We would definitely stay here again!!!

I really can't say enough good things about this property. I only gave it a five star rating because six is not available. The apartment is beautiful and it's in a great location. And perhaps the best thing of all was the Franco, the host. He was always available, had great activity recommendations, and was extremely helpful in setting up reservations. I highly recommend a stay here.
