This is a guest room only, not a hotel. No front desk or services. A very rough area with several homeless nearby. The included breakfast is a voucher for a coffee and croissant at a stand-up bar over 2 blocks away. Marco was late arriving for check in and we were pressed into leaving before check out time. The room was fairly clean but worn-out. No wifi and only 5 channels for television.

The guy who was checking us in was 45mins late. REALLY slow to respond to us. We managed to make our way into the building thanks to another person staying in the building otherwise we were out on the buay street with our suitcases. We then had to carry our suitcases up 4 flights of stairs because the lift could barely fit 2 people nevermind luggage also. So we spent 45mins outside the door just waiting in the heat. Will never ever go here again.

Very close to Roma Termini - great ideas for the day trips to Napoli and Firenze. Santa Maria Maggiore is very close as well. The Roman Forum is 30 mins walk from the Buonanotte and the Vatican is one hour walk too. The noises never stops for over 2,000 years but water is still running forever.

Great location - very close to Termini station. Nearby to a park and lots of places to eat. Clean, spacious, really well appointed rooms! I would recommend. The area around the property is a bit run-down but this is offset against the convenience of being close to the train station. And the inside of the room is immaculate, like a hotel. You just need to set expectation that the manager is not on site so needs a few minutes to meet you at the door.

Basic room with no frills. Marco is a friendly and helpful person who took extra steps to make us comfortable. If you’re looking for fancy this is not the place but, the bed was comfortable and clean, the location worked perfectly and the neighborhood restaurants are very good.

The location is unbelievable if you want to take a train or bus anywhere. Also, the train station is a wonderful place to eat or drink. We were very happy with this bed-and-breakfast. It shows its age, but still remains clean. The bed was comfortable, the pillows were niice, and the breakfast down the street, was a great experience. Know in advance that if you want to sit down to enjoy your croissant and coffee, you’ll have to pay an extra three euro per person. Otherwise, everyone just stands and has their croissant and coffee at the counter. Marco, the person who checked us in, is a nice guy. We recommend it mostly for its location though

Do not stay here, the owner pretends not to understand English. Is rude and agressive and tried to scam us. Our room was not cleaned the entire stay. Even though they said it would be done daily

The b&b is in an old building with lots of character. The room is nice and clean. The internet was not very good. The hotel is too close to the terminal. The neighborhood is too crowded and lots of garbage around. Overall, I will stay again in this hotel, if I end up in Rome.

be aware of the fine print before booking! - this place has no reception and guests need to coordinate their arrival time by the minute. when using public transportation it is a hassle. arrival time past 6pm is fined. city taxes need to be added. it is located conveniently next to Roma Termini station but the area is a bit sketchy. breakfast is limited to coffee and one pastry.

The B&B is located in central Rome, just a 2-minute walk from Roma Termini, which makes it incredibly convenient with many eating/shopping options nearby, including Mercato Centrale. The B&B was clean and the staff was very helpful. Breakfast was included and provided by Santa Maria Osteria (a 4-minute walk away). However, there was a water clogging issue in the shower and the sink, which was inconvenient.
