The room itself, was fine, but the hallways looked as though the rugs had not been vacuumed in quite some time. Not sure why they put signs on the front doors asking guests to use the back entrance - strange way to treat your guests, especially since the front doors were propped open! The problem with using the back door, which does not lock, is that it is where the smoking area is - directly beside the door. Again, shocking and disgusting to treat your guests this way. The breakfast, which was included, was mediocre at best. The front desk help was mostly not there. Called the front desk multiple times from my room - no one ever answered the phone.

Second time staying here. Staff are very kind and helpful. Breakfast is good, beds are very comfortable. This last stay we had was in room 119, overall it was very nice. Stovetop, microwave, fridge and dishwasher. We did find that it was a bit noisy being that it was on the bottom floor right beside the roadway. Other than that we really enjoyed our stay

Left Much to Be Desired

While this hotel has a great location, the hotel itself leaves much to be desired. Everywhere you look there is work to be done, and projects half done. It’s quite old, and the decor shows. The hallways were filthy and unkept, and looked like they hadn’t seen a vacuum in months. The hallway fixtures looked like something straight out of the 80s. The room itself was ok, and the bed was comfortable, but it was quite dirty. We were left with half a roll of toilet paper for a 2 night stay. This was a mini vacation for my husband and I, and I was awoken at 6am on a Sunday from the housekeeper stomping down the hall and slamming doors and things. The hotel also isn’t secure, as the exterior doors didn’t require our key card to enter. We will not return here for sure. Spend a little more and go somewhere nicer.

Water had not been mopped up between beds or in the bathroom. Under the beds had not been cleaned, other people's stuff under the them.Doors are not sealed you can hear everyone else closing their doors and hear the people above walking .

Kincardin sunsets and bagpipes.

Rooms are clean and spacious. All staff were friendly and attentive. Free parking, free warm breakfast. For a reasonable price, it was a great stay.
