*Violation of House Rules or regulations including any damages to belongings or property will result in fees plus immediate guest removal and must vacate the premises on site without warning or refunds. You agree to use the house and amenities at your own risk and hold host harmless in whole or part arising out of this service.

1. 𝐍𝐨 𝐩𝐚𝐫𝐭𝐢𝐞𝐬: Social gatherings, events at the property, strictly prohibited. The community is a safe family neighborhood. Police follows up on neighbor complaints. In case of violation of the policy and disturbance of other neighbors, your reservation will be canceled and you will be evicted from the property immediately without refund.

2. 𝐏𝐨𝐨𝐥 𝐑𝐮𝐥𝐞𝐬: Safety first! Do not swim alone, no lifeguard on duty. Absolutely no glass in the pool or backyard patio. No running or rough play. No diving in the shallow end. No children allowed without adult supervision. No persons with illness or under the influence in the pool. No animals allowed anywhere in the backyard or pool. No pool access during severe weather. Caution hot floors & surfaces when Desert temperatures reach above 100 degrees. No hot tub, pool only.

3. 𝐏𝐞𝐭𝐬 : Pet less than 30 lbs with prior approval and fee. Maximum 1 house-trained dog. No pets on beds or furniture. Do not leave pet unattended unless crated. Only walk pet outside away from the house off property. Pick up after your pet (indoors & outdoors). Any damage or extra cleaning will be charged fee $250.

4. 𝐒𝐦𝐨𝐤𝐢𝐧𝐠: NO SMOKING/vaping/drugs at the property and is strictly prohibited both indoor or outdoor backyard patio. We charge a $1500 fee for deep cleaning fee and odor removal in any case of violation of this policy, and you will have to evacuate the suite immediately.

5. 𝐐𝐮𝐢𝐞𝐭 𝐇𝐨𝐮𝐫𝐬: During these hours, please be extremely mindful of the noise levels to follow city ordinance. From 10:00 PM till 8:00 AM, please lower the volume and no loud noises coming from the property. Please be courteous of this rule, or this is grounds for termination of your stay.

6. 𝐒𝐞𝐜𝐮𝐫𝐢𝐭𝐲 𝐑𝐮𝐥𝐞𝐬: Please close and lock all the entry doors when leaving the property. Do not leave the doors unlocked. Keep doors closed to preserve indoor temperature and prevent unwanted pests guests fee minimum $150. Completely no tampering with any security, safety or door locks as this will be grounds for guest removal or cancellation without refund.

7. 𝐄𝐚𝐫𝐥𝐲 𝐂𝐡𝐞𝐜𝐤 𝐈𝐧 & 𝐋𝐚𝐭𝐞 𝐂𝐡𝐞𝐜𝐤 𝐎𝐮𝐭: Our cleaning company might sometimes accommodate early check-in or late check-out. An additional fee will be added minimum $100 for either early check-in or late check-out to be charged upon confirmation. Please let us know with time if you would like to make this special request.

8. 𝐄𝐱𝐭𝐫𝐚 𝐆𝐮𝐞𝐬𝐭𝐬: NO unverified guests not mentioned upon check-in on the property or stay as per policy regulations. The property area is monitored, any extra guest will be charged the rate of $100/Guest. Excessive number of guests can lead to the termination of your stay and immediate eviction. Valid ID is required.

9. 𝐊𝐞𝐲𝐬: Please always lock the property door and take any necessary keys if given with you when you leave the property. In case of misuse, loss or damage to any keys or controls, you’ll be responsible during your stay and charged a minimum fee $200.

10. 𝐃𝐚𝐦𝐚𝐠𝐞𝐬: If there are any damages done to the unit (broken furniture, missing items, locks, cosmetic damages, odors, NO SMOKING etc.) due to negligence, your payment/deposit will be forfeited. We will inform booking company and you will be held responsible. You are expected to care for the suite in same good conditions as given.

11. 𝐂𝐨𝐦𝐦𝐮𝐧𝐢𝐜𝐚𝐭𝐢𝐨𝐧 𝐇𝐨𝐮𝐫𝐬: In case of emergency there is always help available. The host can be contacted through the app. Any non-emergency communication hours are from 9:00 AM to 5:00 PM.
