A basic hotel, but ideal for an overnight stay in Edinburgh. It is handily situated for the Playhouse, which is why I chose it. Overall it was clean and comfortable, if a bit past its best, and the one member of the team that I encountered was friendly and efficient.

Lovely stay in a nice clean room, 2 minutes away from Leith Walk and trams and buses into town if so desired. Bed was very comfortable and room could easily sleep 2 or 3 as there was a single bed as well. Well worth the stay and great value for money.

My attic room was spacious by Edinburgh standards and had a sunlight window that could be opened to let in the air. The stairs to get to this point were narrow, windy and a bit dicey. The bed was lumpy and the WiFi almost nonexistent. It was nice to have an electric kettle with coffee and tea provided.
