PARKING:

TRASH COLLECTION:
✪ Trash and recycling pickup is on Thursdays. Please place bins at the curb the night before.

POOL HEATING:
✪ Pool can be heated when the ambient temperature is between 69°F and 85°F. If the temperature drops below 69°F, the heater will not be able to warm the pool. An additional fee of $100/day applies (2-day minimum). Please request in advance, as it takes at least 24 hours to preheat.

✪ Spa can be heated when the ambient temperature is above 34F. Spa heating is complimentary. Please limit spa use to a couple of hours at a time. The pool and spa share the same filtration system, and leaving the spa on will pause pool filtration. Turn off the spa when finished.

✪ When pool heating is on, using the spa will temporarily pause pool heating. Once the spa is turned off, the pool heater will resume.

*** HOUSE RULES:

Swim at Your Own Risk: The pool and spa have no lifeguard on duty. The pool depth reaches up to 6 feet. Children must be supervised at all times. Hosts are not responsible for any accidents or injuries related to swimming on the property.

1. NO GLASS ITEMS in the pool area.

2. NO FOOD/DRINK INSIDE THE POOL: Food and drink can damage filters and cleaning equipment

3. NO RUNNING OR DIVING in the pool

4. DO NOT TAMPER WITH THE POOL EQUIPMENT: or remove the pool vacuum

5. POOL FLOATS: Must be dried FIRST then brought inside the shed

6. NO PARTIES/EVENTS OR GATHERING

7. NO PETS ALLOWED

8. QUIET HOURS: Please be mindful of our neighbors by keeping the noise levels to minimum, especially between 10pm - 8am.

○ City of Frisco Chapter 54, Article IV Code of Ordinances prohibits noise disturbances (any unreasonably loud or disturbing noise in the city, which is offensive to a reasonable, prudent adult).

9. NO SMOKING: Smoking is strictly prohibited inside the house. Any evidence of indoor smoking will result in a fine to cover cleaning and odor removal. Please smoke outside and dispose of cigarette butts safely.

10. HOUSEHOLD ITEMS: Please do not remove household items or move furniture. Damages or theft will be charged through Airbnb.

11. NO EXTRA OCCUPANTS: Only registered guests included in the booking are allowed to stay at the property. If you wish to invite additional guests, please contact us for approval in advance.

***Guest access
Guests have full access to all the living space except the garage and a closet storage space that is used for cleaning supplies.

***Other things to note
✪ Guests at all ages are welcome, but the booking person needs to be 25 or older.
✪ Photo ID may be required prior check-in.
✪ Maximum number of guests is 8.

✪ EXTERIOR CAMERAS: Security cameras are installed at the front door, above the garage, and in the backyard overlooking the patio and pool. These cameras ensure guest safety and property security. Please do not tamper with cameras or exterior lighting. (No cameras are installed inside or facing interior spaces.)

✪ Please note: While we have routine pest control, occasional bugs or critters may appear. It's part of the warm climate. We do not offer refund for pest citing.

✪ LIABILITY/RISK DISCLAIMER: Hosts/owners are not responsible for any accidents, injuries, or illnesses that may occur on or off the premises, including, but not limited to, the use of equipment provided as part of the rental (such as the pool, spa, highchair, or playsets). By accepting this reservation, all guests agree to fully assume the risk of any harm that may arise from their use of the premises or equipment. This also applies to any individuals invited by the guest to use the premises or equipment.
