Nicely surprised.

Cheerful staff. Warm, tidy & clean roof. A few minor scuffs here and there but nothing to affect our stay. Could be noisy from road, but nothing hotel can do about that.

Noise all night, No Sleep. Windows rattling, doors banging because they don’t fit properly. Just awful. Bed not comfortable and only one pillow per person. Very disappointing.

Overall disappointing

The hotel is what it is, it’s a budget hotel in a convenient location. It could do with some TLC as it’s really run down in places (rips in lamps and curtain coming off rails) but you get what you pay for. However, because of this, the floors/walls are really thin and unfortunately my upstairs neighbours decided to do laps in the middle of the night. The worst thing about the stay was how incredibly rude the receptionist was, not welcoming at all. Hotel is advertised as having parking but I think that may be false as driving around there is no parking anywhere near it. If there is, it is so limited that only maybe 3 cars can get parking so again, it shouldn’t really be advertised. The breakfast staff, however, were amazing. So friendly and attentive but not hanging around all the time. They made up for where customer service was lacking in other areas. The food at breakfast was great too, not gourmet but something for everyone. Overall would not stay again unfortunately.

Fabulous view.

The hotel is well situated being on the sea front. We had a sea view room which was really nice looking out over the sea onto the seafront people watching and relaxing. The hotel itself is a bit rough round the edges but in fairness the smell of new paint hinted evidence of a refresh. The sash windows do not seal well and let the road noise in also people chatting, laughing etc too which can be heard quite clearly. Again in fairness it is probably a listed building but could do with looking at because the night sleep can be disturbed by traffic noice and people having a good time which is the reason we are all there for!! Take ear plugs like we did and that solves that if needed!! The room was clean and comfortable. The bed was really nice and comfortable, we slept well. The bar person is usually not at the bar and needed to go to reception to ask to be served where the bar person would appear from the office.The price of the room seemed fair and no complaints there.The breakfast staff are excellent as is the breakfast itself. The only real attraction is that the hotel is on the seafront other than that there is nothing outstanding about it and if it was on the side street it would blend in with the rest.

They only have 11 parking spaces. We parked on the street. Because we didnt have the app, it took half an hour to set up the account and pay. We did not have a UK phone number so it took another 1/2 hour the next morning to do it all again! The location is great, the staff helpful. Lots of restaurants. Great walks on the beach, pier and to the pavilion.

Great lication overlooking brighton beach and the (now closed) i360. Parking was the only issue (Brighton in general) and meant we paid a fair amount to stay in a nearby car park overnight. Next time we will park outside if cuty centre and bus in

We called the hotel beforehand to confirm if parking and pets were allowed. They said yes, but no one mentioned these would be chargeable! We ended up paying £30 for our pet, and for what? Absolutely no service—just the basic permission to bring the pet along. On top of that, the parking situation was a complete nightmare. There were barely any spaces available, forcing us to spend an extra £35 for Regency Parking.

Very clean and intimate hotel. Rooms are large and bright but the walls are so thin that you can hear everything. We had tenants above us with small children and every step and jump could be heard. We were just unlucky but I had to take a star off, I take a second star off for the bathroom, it needs renovation.
