The Space:

Welcome to Gathering Sunset, a unique Boise group retreat that combines Sunset's spacious main home with Little Sunset's private detached guesthouse into one reservation.



It's an ideal arrangement for extended families, multi-generational trips, couples traveling together, wedding groups, BSU visits or anyone who wants to stay together while still having a little extra privacy.



Together, the two accommodations sleep up to 14 registered guests with:



• 5 bedrooms total

• 3 full bathrooms total

• Spacious main kitchen

• Separate Little Sunset kitchenette

• Two main-home living areas

• Detached private king suite

• Multiple dining areas

• Laundry

• Main lawn and garden

🏡 SUNSET — THE MAIN HOME



The main home accommodates up to 12 guests and features four bedrooms, two bathrooms, two living areas, a full kitchen, coffee bar, workspace and generous indoor/outdoor gathering spaces.



🛏️ LITTLE SUNSET — PRIVATE KING GUESTHOUSE



The detached guesthouse accommodates up to 2 guests and includes:



• King bed

• Full spa-style bathroom

• Walk-in rainfall shower

• Kitchenette

• Washer and dryer

• Private fenced courtyard



Little Sunset is perfect for grandparents, another couple, or anyone in your group who would appreciate a little additional privacy while remaining steps from everyone else.



🚪 OPEN THE GATE & BRING THE PROPERTY TOGETHER



When Sunset and Little Sunset are rented separately, a gate normally remains closed to maintain privacy between the two reservations.



With Gathering Sunset, your group has reserved both accommodations.



The separating gate can be unlocked and propped open during your stay, allowing your group to move more naturally between the main home and detached guesthouse.



You can also keep it closed whenever members of your group prefer additional privacy.



🌿 ALL DESIGNATED GUEST OUTDOOR AREAS INCLUDED



Unlike the individual Little Sunset reservation, Gathering Sunset gives your group access to both properties' designated outdoor spaces:



• Main lawn

• Garden

• Covered patio

• Fire pit

• Yard games

• Little Sunset's fully fenced courtyard



The garden may contain seasonal herbs, fruits or vegetables for guests to enjoy, depending on the time of year.



🪑 NEW HOPE FURNITURE



Many of the unique furniture pieces throughout the property have been thoughtfully refinished by the owners through their local business, New Hope Furniture.



If something catches your eye, feel free to ask. Select refinished pieces may be available for purchase.



Guest Access:

Your Gathering Sunset reservation includes both Sunset and Little Sunset.



Guests have access to:



• 4-bedroom Sunset main home

• Detached Little Sunset king guesthouse

• Main lawn and garden

• Covered patio and outdoor dining

• Fire pit and yard games

• Little Sunset's fully fenced courtyard

• Laundry facilities

• Designated parking areas



🚪 SEPARATING GATE



A gate normally separates Sunset and Little Sunset when they are individually rented.



Because Gathering Sunset includes both accommodations, this gate can be unlocked and propped open during your stay to make movement between the homes easier.



Please close and secure the gate whenever needed for children, pets or privacy.



🔒 GARAGE / OWNER BUSINESS AREA — NOT INCLUDED



The garage and designated owner business/storage area are not included with Gathering Sunset.



The area contains owner belongings and storage associated with New Hope Furniture.



The owners may occasionally access this designated area during your reservation. They do not need to enter either guest accommodation to access it.



Please keep garage/workshop access unobstructed.



🚗 PARKING



Driveway and legal street parking are available for your group.



The gravel drive leading toward Little Sunset may be used for convenient loading and unloading, but please avoid leaving vehicles there because it provides trailer and vehicle access to the owner's business/storage area.



🗑️ TRASH



Garbage bins are located behind the gate area and accessed from the Sunset driveway side.



Because your Gathering Sunset reservation includes both accommodations, your group may access the bins normally.



Please securely bag household trash before placing it in the appropriate containers.



The Neighborhood:

Gathering Sunset is located in Boise's desirable North End/Sunset area, giving your group convenient access to both city attractions and outdoor recreation.



Nearby destinations include:



• Sunset Park

• Veterans Memorial Park

• Downtown Boise

• Hyde Park restaurants and coffee shops

• Boise State University

• Boise Greenbelt

• Boise Foothills and trails

• Bogus Basin

• Restaurants, shopping and everyday conveniences



The combination of a large main home, detached guesthouse and multiple outdoor spaces makes Gathering Sunset particularly convenient for families and groups visiting Boise together.



Please remember that this remains a residential neighborhood. Even though the property accommodates a larger group, outdoor noise, vehicles and gatherings should remain respectful of surrounding neighbors.



Getting Around:

Gathering Sunset's North End location provides convenient access to Downtown Boise, Hyde Park, BSU, the Greenbelt, Boise Foothills and surrounding attractions.



🚗 PARKING



Driveway and legal street parking are available for your group.



Please keep access to the owner garage/business area clear.



The gravel drive near Little Sunset can be used briefly for loading and unloading but should not be used for vehicle parking, as the owners occasionally require trailer and vehicle access to their business/storage area.



🚲 EXPLORING BOISE



Nearby parks can be reached easily, while driving, biking or rideshare provides convenient access to Downtown, Hyde Park, BSU and the Greenbelt.



Bogus Basin is also within convenient driving distance for skiing, mountain biking and mountain recreation.



Interaction with Guests:

Gathering Sunset offers private, contactless self check-in for your group.



Our local management team is available through your booking platform's messaging system if you have questions, need assistance or something comes up during your stay.



For the quickest response, we ask that reservation-related communication remain within the booking platform whenever possible.



If something needs our attention, please let us know as soon as reasonably possible and include photos when helpful. Please specify whether the issue is in Sunset, Little Sunset or an outdoor area so we can respond efficiently.



The owners may occasionally access the separate garage/business storage area for New Hope Furniture. This does not require entry into either guest accommodation.



Otherwise, both homes and their designated guest areas are yours to enjoy privately throughout the reservation.
