For a simple place to stay near the train station, this is a great place. Family owned and operated with a continental breakfast that includes fresh juice, cappucino or expresso, toast, yogurt and fruit. Not close to all the action in Venice but a great option. Shared bathroom was clean and worked out just fine. About 4 small units.

Would NOT recommend. The description is not truthful & the bathrooms are shared with multiple guest rooms. Although there is WiFi and a very basic breakfast, there’s no shuttle, and no AC. The previously mentioned shared bathrooms should be made clear in the description because getting two teenagers ready is a struggle, made exponentially worse by sharing the bathroom with other families. There are AC units but when I asked the host to turn them on they indicated we should open the windows. We were kept awake by the hot humid night and having the windows open let in all the noise from the people up past midnight in the local square, and then cats fighting into the early hours of the morning. I would not recommend staying here.

Enjoyed our stay

Everything was great with the exception of lack of communication on the use of air conditioning. The host expected them not to be altered yet left the remotes out and no signs... got a little annoyed. Food great, perfect location, price good.

Highly recommend!

We really enjoyed our stay here! It was quiet, easy to walk around, the host was very friendly and accommodating. The bed was comfortable and plenty of room for our things. The shared bathroom was clean and not an issue with sharing it- never had to wait for it. Breakfast was delicious, we really enjoyed it.

David & his mother were excellent hosts. Cannot fault. Property was exactly as described in a very convenient location to Santa Lucia station. We travelled with two large luggage bags, only had to negotiate two bridges.Would happily stay there again without question. Served the best cappuccino at Brekky!

Great little B&B close to train station. Staff was very friendly & let us store bags until our room was ready. We stayed in the family room which was perfect for our family of 5. Nice air conditioning on a hot day! Shared bathroom with one other room which was fine. Breakfast wasn’t anything fancy but filled our stomachs as we headed out for the day. Overall, would recommend!

Great stay

We enjoyed our stay in Venice very much. Davide was very helpful in providing all the information we needed. He replied even during very late night hours if we had questions. Breakfast was yummy and he does make the best cappuccino. We loved the home made cookies made by his mom and he was very kind enough to pack them for our day trip.

The property was perfectly placed on arriving in Venice, only a 10 minute walk from the station, although we did have trouble finding it using the directions on Hotel.com and Google maps but we phoned Davide who gave us details. The property was spotlessly clean and had everything we needed for our stay in a beautiful building. Breakfast was very good and we were able to leave our bags for the day too once we had checked out. Would highly recommend. Only issue was the shower which had to be held in your hand.

Our Venice Adventure

We arrived a little early so had to wait for 1/2 hour at the door. Luckily someone came out of the building and had a phone. We were let in and it was a little confusing with keys and key code but the place was very clean and nicely decorated and there was no musty smell which I had anticipated. A quiet neighborhood and just a short walking distance to the main sights.

BEWARE OF B&B San Giacomo Venezia. This listing is extremely misleading. It is NOT a hotel, but a shared home/hostel with shared bathrooms used by the host, his family, and many guests. The listing photos make it appear private, and nowhere was this made adequately clear. I would NEVER have booked this for my mother and elderly grandmother had I known. Several advertised amenities were inaccurate or misleading, including the airport shuttle and “breakfast.” There was no real breakfast beyond slices of cake, no housekeeping, no front desk/staff, no air conditioning control, and no lock on our room door. The host publicly shamed my grandmother over bathroom use in front of other guests, which was humiliating. We also discovered he had entered our room while we were gone and moved our belongings. The property also has several flights of stairs with no elevator, which was extremely difficult for my grandmother, and broken floor tiles caused her to cut her toe. We ended up leaving early and paying for another hotel because this stay felt misleading, uncomfortable, and unsafe. I strongly recommend families, elderly travelers, or anyone expecting a private hotel experience stay elsewhere.

This place has a shared bathroom, which I missed in the listing somehow. The shower has very low water pressure and seemed either dirty or just very run down. It was quiet when we were there, but I could see it being loud depending on the guests because of how loud it is opening and closing the bedroom and bathroom doors. No one was there when we came to check in, so we had to call and go through instructions on the phone, which was fine but not ideal. We only stayed one night and I honestly wouldn’t recommend, unless you’re trying to save a little money. It’s close to the bus/train station and the ac worked pretty well.
