Very poor. The shower doesn’t drain properly, neither does the sink in the main room (weird gurgling noises for absolute ages after running a tap) and the plumbing is barely adequate. The room is on the Main Street and is noisy. Bed is lumpy. TV is hopeless little old unit from years ago - wrong aspect ration and no HD. Just because it’s a renovated “heritage” place, no excuse for these issues. The town of Oatlands is pretty dead as well, no pub, nowhere to eat, and kitchen facilities here are minimal. Owner less than trustworthy as well. NOT recommended in any circumstances.

Please note that this review was posted by a guest who made an error in a prior booking through a third-party agent, was informed that they needed to contact that booking agent to cancel (and seek any waiver of cancellation fees) - but the guest did not follow that advice promptly and that booking was processed as a no-show. This review refers to a later stay. We have little control over the handling of bookings by a third-party agent, and the guest was advised of this at the outset. Via the booking agent, management offered a 50% refund if the booking agent matched that amount (as the error was not the fault of either the hotel or booking agent) - as a means of providing a full refund to the guest for their prior no-show (although not obliged to do so), but that still appears to have not been satisfactory to the guest. Management spoke to the guest during their stay and were told that 'everything was OK'. If any issues were reported, we would attend to these immediately and if unresolvable, offer a free upgrade. We have had no other reported issues with the plumbing. All technology in the room (e.g. TV) is less than 5 years old and the aspect ratio can be corrected at the touch of a button. That issue could have been immediately resolved if reported. We do have a main street location, which is clearly advertised and unfortunately we have no control over any traffic noise. Similarly, we have no control over the opening hours or offer of other businesses in the town. This room does have only basic kitchen facilities, as advertised. We offer a room with a full kitchen (at extra cost) however if guests chose the less costly room that naturally comes with less facilities (commensurate with the price). We have attempted to appease this guests concerns, without any assistance from the agent who took the booking(s) and commissions.

The property is obviously old but still needs some work done on it. From the road the front of the main house needs tidying up to make it more presentable.

Appreciated the history of the building. The studio was assigned to us and felt that it was a bit small. Facilities are generally good except no cooking facilities apart from microwave, toaster and a kettle.
