Golden-hour warmth spills across the fairways as mountain silhouettes rise against an open desert sky. This three-bedroom villa inside PGA WEST sits right between the 1st and 18th holes of the iconic Stadium Course - a setting that feels unhurried in the mornings and quietly spectacular by evening. Whether you`re here for golf, the desert air, or simply a change of pace, the space is built for groups who want room to breathe and plenty to do without leaving the property.

Sleeping arrangements
The villa sleeps up to 8 guests across three bedrooms. The primary suite has a king bed, a king air mattress, and a private en-suite with dual sinks and a walk-in shower, plus direct access to the pool. The second bedroom offers a king bed, and the third has two full beds. A queen air mattress and a Pack `n Play/Travel crib are available upon request for added flexibility.

Living & entertainment
The main living area is anchored by an 86` TV and comfortable seating - ideal for winding down after a day on the course or catching a game. Head upstairs to the game room loft, where Golden Tee and shuffleboard give the group another way to spend an evening, with elevated views of the course and mountains as a backdrop. A dedicated workspace in a common area, along with Wi-Fi and Ethernet connection, keeps you covered if you need to stay connected.

Kitchen & dining
Cooking for a group is easy with a fully equipped kitchen featuring stainless steel appliances, double ovens, and a 6-burner gas range. Coffee is provided, and there`s a dining table inside plus an outdoor dining area when the weather calls for it. Whether it`s a casual breakfast or a full group dinner, the setup handles both comfortably.

Outdoor living
Step outside and the backyard opens up into your own private retreat. A private pool, private hot tub, fire pit, BBQ grill, and outdoor furniture fill the space - arranged for relaxed afternoons, late-night soaks, and everything in between. Note that the backyard is not fully fenced and offers open views of the golf course and surrounding landscape. Pool heating is available for an additional fee of $50/day (to 88°F) and is typically needed from October through May. During summer months, the pool naturally sits between 85-95°F at no extra charge. Hot tub heat is complimentary.

Location
Set within PGA WEST, you`re steps from the Stadium Course and Ernie`s Bar & Grill. A shared gym is available nearby. The Empire Polo Fields are under 4 miles away, and Old Town La Quinta, Indian Wells Tennis Garden, and Palm Desert are all within easy reach. Highway 111 and I-10 make it simple to explore the wider desert region.

Good to know
Check-in is after 4PM and check-out is at 11AM, with self check-in via keypad. Early check-in and late check-out may be available at no extra charge if the schedule allows. Cleaning takes place at the end of your stay - a mid-stay clean can be arranged for an additional fee. The home operates under HOA noise guidelines, and packages should not be shipped directly to the property. Long-term stays are welcome.
This home is pet-friendly - certain non-shedding, hypoallergenic dogs are considered at an additional fee. No cats, please.

NOTE: We have many homes in PGA Signature either connecting, or within a few doors of this specific address. Opportunity to rent multiple homes right next to each other is available. Please inquire for larger groups!
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

AMEX Golf Tournament (Stadium Course): From mid-December to late-January, the American Express Golf Tournament will be setting up for its annual PGA golf tournament on the golf course adjacent to our property. This means that there may be obstructions and limited visibility of the golf course during this period. Please be aware that our vacation rental property is located on the world famous Stadium Course. We want to inform our guests that we have no control over and are not responsible for any renovations, maintenance, or construction activities that may occur on the golf course during your stay. These activities are managed solely by the golf course administration and may result in noise, changes in landscape, or restricted access to certain areas. We are located on but are not affiliated with the Stadium Course.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
