We were in Edinburgh for an extra few nights unexpectedly and booked “3 Johns Place” last minute. We absolutely loved it! The bed was comfortable, the room was spotless, the shower was new and modern. I would give it more stars if I could. Easy check-in, accommodating staff, beautiful facility. 12/10. We are slowly becoming anti-Air Bnb folks because of accommodations like this. A+ 3 Johns Place.

Nice place with well finished rooms and good service from staff. We really liked the north our hood including the nice community cafe and park across the street. It was an also a short walk from the tram as well as grocery stores and restaurants. We also liked that the staff were diligent in cleaning the room daily and restocked the complementary teas, coffee, water and biscuits. A couple minor complaints. The room we stayed in (Sailmaker) was in the basement with no window to the outside. This wasn’t clear in the room description though it should be highlighted more overtly as some may feel closed in without a window. The humidity level was also quite high in the room to the point where everything felt a bit damp. Installing a dehumidifier in the room would be helpful in addressing this. Regardless, we still had a good stay at 3 John’s Place.

Great to see Leith receiving investment. Accommodation was in a good location and central for everything we needed. Check-in/out times were variable when we booked it but I'm sure as this is a new property this will easily be fixed. Enjoyed our stay and would recommend.

Absolutely fantastic. Loved every second of being in my room! The tea and coffee was so nice. The room was beautiful and bathroom was spotless. So comfortable. Black out curtains were so nice. Just beautiful beautiful room. Great location too. Just loved staying there and would stay there again in a heartbeat.

This was one of the best properties we've had during our stay. Access to all the things we needed and all the places we wanted to go was amazing. Having the City Cab Taxi call right there in the lobby was inspired and a very classy move! The room was great, but the bathroom was spectacular! We would definitely return to 3 Johns Place.

High Quality Accommodation

Located a short walk from the Tram and opposite the croft. From the gates to the room, every part of this property is beautifully and thoughtfully designed and finishes well executed. The style and quality of finishes was excellent and as good as any 5 star hotel locally. I'd definitely recommend, especially for a romantic weekend away

Style over substance. No nearby parking.

Nice place to stay providing you'rr happy with no contact from a human being. Check in was easy as was access to our room. All very new and stylish. A few tweaks would make this an even better place to stay. No towel hook near shower meant leaving towel on floor. No shelf in bathroom for toiletries. Cheap tv not tuned in so unable to watch as wifi not connected to tv. No mirror near plug socket for drying hair. No mirror, stool or plug socket near desk/dressing table. Mirror inside wardrobe on wrong door for getting a proper full length view. There's a fridge but the bottle of water was not in it. No fresh milk only a few milk sachets, not enough for more than 1 coffee and nowhere to get further supplies. Only 1 coffee each per day. Better biscuits would have been appreviated. Ingredients should be available for tablet provided. Tea/coffee making facilitirs very awkward to use inside wardrobe. Work still ongoing so quite noisy. Doors constantly banging very loudly. Biggest downside was no parking nearby!! We had to park a 20 minute walk away!! All in all feels like style over substance and could be souch better for the price paid!! For this reason not sure we'd stay again.
