I was very impressed overall with this property inside and out. The staff got 3 stars as I never saw them, they are elusive! Tongue in cheek comment! It was close to my event venue and I liked that they cater for singles in an extremely comfortable environment with exceptional facilities. Some rooms had ensuites, some had just kitchen facilities and some (mine) had kitchen and a sink facility. Every thing was well explained. There is no one on site as such and if you need to contact them you ring a cell #. There were rooms downstairs and upstairs & my only concern about the upstairs was that there does not seem to be any fire escape ie. no way of getting out of the building if someone was trapped by fire in the upstairs rooms. I hope the the owners will respond to my concern by way of reply please as I would have thought that this was a legal requirement by the fire department.

Easy check in and good to be able to reserve a carpark in advance to avoid walking up a steep drive. Bedroom was on second floor with 2 showers, laundry and 2 toilets available to use with a kitchen and lounge downstairs. It was good to have mini kitchen facilities in the room with a fridge. Bed was comfortable and it was quiet.

Large single room. Very comfy bed. Lovely sunny lounge with view over central city. Self help kitchen with basic food and drinks supplied was great. Practical and enjoyable. Will book again

I am a Chinese tour guide living in New Zealand, and I can say that this is the cleanest and most thoughtful hotel I have ever stayed in, especially the cleanliness and tidiness of the bedding, which touches me, and the apples prepared by the kitchen for everyone, which is so thoughtful. Highly recommend staying at 123. Mao
