Welcome to Black Duck Cottage
Black Duck Cottage is a true boater’s paradise, with something to enjoy in every season. Set on the South Arm of Lake Charlevoix, this lakefront property includes both a main cottage and a guest house right at the water’s edge. With 137 feet of sandy frontage and a permanent deepwater dock, it’s ideal for boaters. The dock can accommodate multiple vessels up to 55 feet, or several smaller boats and water toys, with water and power available.
Inside the main house, you’ll find a warm, updated space designed for comfort and gathering. The fully equipped kitchen has everything you need, and the vaulted great room centers around a beautiful gas fireplace. Wood and stone floors run throughout, adding to the home’s character. Just off the great room, the deck offers outdoor seating, dining space, a gas grill, and a cooler to keep drinks within reach.
The main level includes a queen bedroom with an ensuite bath, conveniently located near the living space and deck. Upstairs, the primary suite features a king bed, a second gas fireplace, and a private deck—perfect for a quiet morning coffee overlooking the lake. There’s also a separate bunk room designed with kids in mind, offering two queen beds, three twins, and its own ensuite bathroom.
The guest house is a standout feature, with wall-to-wall picture windows overlooking the lake. Inside, you’ll find a king bed, a cozy sitting area, heated stone floors, and an updated bathroom. A mini-split system provides both air conditioning and heat, making it comfortable in warmer and cooler months.
(Please note: the guest house is available June through September only, weather permitting.)
For fun beyond the water, the heated recreation room and garage offer plenty to do, including ping pong, darts, board games, cards, and a 60-inch smart TV. High-speed internet and Wi-Fi keep you connected, and smart TVs are available in every bedroom (except the bunk room), as well as in the great room and rec room.
Step outside and you’ll find even more to enjoy. Relax and unwind in the private outdoor hot tub after a day on the lake, taking in the peaceful surroundings and beautiful Northern Michigan evenings. Just off the garage is a regulation-size pickleball court, with paddles, balls, and a net ready for play. Take advantage of the two kayaks and two stand-up paddle boards provided, along with life jackets.
As the day winds down, gather around the beachside fire pit and take in the peaceful setting, complete with the gentle sound of a natural artesian spring flowing through the property.

We had a group of friends get together for a beautiful northern Michigan weekend and we found this house to be perfect. It was spacious, comfortable and had everything we needed. We loved the bonfire area on the beach and the huge table where we all played games. Close to everything we wanted to see. The only tiny issue was that the house is a bit hard to find, especially if you’re trying to locate it in the dark. We really loved our stay and had a special weekend!

We booked this house for a getaway weekend for a group of coworkers from across the country who have become great friends - but most had never met each other before. I was honored and proud to host them in my neck of the woods! The location, spacious house and multiple bed/bathrooms - without being a “cookie-cutter” hotel/condo-like experience was our deciding factor in selecting this home. This place fit the bill on almost every level - location, amenities, etc. Our only disappointment was finding out last minute that the guest house (which would have provided an extra bedroom/bathroom/space for our group) would not be available due to renovations. Other than that, it was an amazing stay. Perfection in fact! The home is BEAUTIFUL. The location is BEAUTIFUL! We thoroughly enjoyed the spacious living room/fireplace for scary movie night, the waterfront firepit was heavenly, and morning coffee/evening cocktails on the dock was the icing on the cake. Definitely looking forward to booking this place again.

This house was a perfect place to spend a week with our family! The location is unbeatable and we would not want to have stayed anywhere else! Because if its location in a no wake zone, it was always quiet and calm. The house is an older house that has been updated but still keeps its original charm. It was clean and comfortable. The best part of the house has to be the garage that has been converted to a rec room with a couch, ping pong table, TV, and darts. The kids spent a lot of downtime there! The outside is the highlight of this rental though. We spent hours playing pickleball, and when I got hot, I just jumped off the dock into the lake! The dock is huge and accommodated our boat rental well. The hot tub was relaxing and someone came to clean it midway through the week. We did not get to stay in the guesthouse since we stayed in the main house with our family, but that guesthouse seems like a beautiful retreat! I also think that the description says that very few items are provided, such as paper towels, toilet paper, garbage bags, etc, and maybe we had leftover supplies from a previous renter, but there were plenty of necessities! Also only a few minutes away from Family Fare and Oleson’s in case you need anything anyway! Also super close to the Landing, one of my favorite restaurants up north because of the spectacular view. Highly recommend this rental.

The location and amenities were fantastic. Perfect vacation home with direct lake access. We would recommend the property and would stay again. The Guest house had a constant musty odor and needed to be aired out daily. The stairs are a little steep at night so just have to be careful with the kids. Otherwise great location.
