*By March 15th, 2026 we will have a pool heater installed. Please note that between November 1st and March 31st there is a pool heating fee of $350. Please request the pool to be heated ideally 48 hours ahead of time but no less than 24 hours ahead of time.*

Parties, Gatherings & Additional Guests
Please note that parties and events are strictly prohibited at all times. The home is permitted for up to 16 registered guests (infants not included in the count). If you have any questions before booking, don’t hesitate to reach out—I’ll be happy to clarify.
The City of Austin and local police patrol regularly, with a special focus on unauthorized parties or large gatherings. To ensure a smooth and enjoyable stay, please respect these rules. Thank you for your understanding and cooperation.
Quiet Hours: No music at the pool after 11 PM.
Please keep voices and activity levels low when using the pool or hot tub, even before 11 PM, out of respect for neighbors.

No sound equipment audible beyond the property line between 9:00 PM – 10:00 AM.
No amplified sound exceeding 65 decibels at any time.
