The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Family Getaway
Property was as described. We enjoyed our stay, but could hear neighbors above walking heavily. Great place for a short getaway and access to beach was easy. Place was clean, an older facility, though updated. Pool was nice and refreshing after the beach and location ideal for groceries, food, and some entertainment. We would rent again.

Just me and the wife
Amazing place to stay as always. Such a great location and quite. If I had to complain about anything was people parking there to use the beach. Seen many times people leaving the beach and getting to there cars and leaving. Maybe they were special ones, I don’t know. Wish the futon couch was a little more comfortable to lounge around when watching tv. This is being to picky! The place was great and we will be back. This is our go to spot. Been here many times! Love it!

The place was a bit cozy, but as expected in description does specify 300 SF. Still good place just the 2 of us for a few days to enjoy the ocean and a last minute reservation that was available for the dates we were planning. Only a short walk across the grass to the private gazebo and dunes to get to the sand and ocean.

The room was the size of a broom closet. The bed was the most uncomfortable bed I’ve ever slept on. It was so hot in there it was unreal. The location was great pool was great but they could definitely upgrade the room especially for what they charge per night for it . Worst stay in a long time

Place was clean, exactly like the photos, not modern/updated, slightly “run down” but clean.
Loved the speedy, booking and check in, very fast response with owner for any and all questions. Instructions were very detailed and easy to understand. Would probably stay again.

This was a nice, little apartment for our stay. The owners were quick to reply, it was a great price, and it was right on the beach.
The complex as a whole is a little outdated and the actual room could use some fresh coats of paint. The appliances were also quite noisey. So, this may not be for someone looking for something more modern or super quiet.
As for the other tenants, literally no one parks in between the lines. This caused multiple spots being taken by one vehicle. We were instructed to park in front of our apartment, but were unable to because either other people did or because one car took up two parking spots.
Overall, it was a good visit and we would stay again.
