When we arrived, the receptionist was rude, unprofessional and gave us horrible instructions. She said our room was at the back on the first floor. She didn’t walk us there and we were lost, when we got to the building, it was not on the first floor. It had over 25 steps to a 2nd floor without an elevator and we had elderly with us & a ton of luggage. When we asked her to help us find it, she kept repeating “first floor” over & over. After 3 minutes she said I’ll take you but you have to wait. She made us wait 5 minutes for her and she wasn’t doing anything. When we got to our room, the door handle fell. We told them and they didn’t say anything about it. The air conditioner wasn’t working, there were tons of mosquitos that kept biting us all night. The only nice staff were the 2 ladies running the breakfast. The lady at the receptionist was the worse part of it all. We felt so unwelcomed and we’d never go back.

Hotel was centrally located near San Marco square, close to waterbus stops. Tons of restaurants and shopping in the area. Room was a nice size but decor had seen better days. One big problem was the room had a lot of mosquitoes and when I told the front desk attendant he said there was nothing they could do it about it. He did tell me where to find a supermarket to get mosquito repellent so I ended up getting 3 plug-ins for the room which seemed to help keep us from being eaten alive. Air conditioner did not cool the room, no matter what we tried and I closed the windows to keep the mosquitoes out so the room felt warm. Breakfast was quite simple, not much variety but good coffee. Mosquitoes are everywhere in Venice so I recommend you bring repellent.

The hotel that we booked through yourselves has been nothing short of horrendous. On arrival the corridors and escape routes were all obstructed by luggage, dirty linen bags and general rubbish. The room itself is extremely dated and had a number of water mark stains on the ceilings, walls and furniture. For example the light shade next to the bed was covered in stains. The room was advertised with air conditioning but when turned on would only pump out hot air into an already stifling hot room. The window opened up into an internal court yard which allowed no air to reach us. The only thing that could reach us were moschitos and the constant sound of Rats going through the bins below. Every flush of a toilet in the hotel felt and sounded like it was coming through our plumping system and was a constant occurrence throughout the night. We have been unable to sleep and have had to resort to booking a new hotel for the remainder of our stay. This was supposed to be a holiday break to celebrate our first wedding anniversary but our experience of this hotel has completely ruined that and the Venice experience. We would like a full refund for the cost of this “hotel” if you can call it that and i suggest you review whether you want to be an agent for them going forward.

The lobby was nice but then they walked us to a different building and it wasn’t nice at all. Room was clean but very small and had stains on ceiling. Comforter was gross and bathroom toilet had broken seat. Had a curtain covering up 2 doors which lead to nothing other than a hole in wall.

Very old inside and the breakfast does not offer much a little low quality. The areas around though is very good, very close to San Marco. The room was not that clean, we found someone’s chopstick under the bed.

Read the bad reviews before I booked this place and they are all true, nothing good except the convenient location. I booked a room with 2 double beds as advertised in Expedia but instead got a room with one double bed and 2 single beds. Thought the receptionis made a mistake but he said there is no such room with 2 double beds. I complained to the owner via email as advised by the receptionist about the false advertising and got a response back that basically said they are not obliged to honor any room with any features they advertised. I wonder if the owner understands the hotel business at all. My room is on the top attic floor so it’s dark and dingy. Everything in the room looked outdated, and the room was just big enough for the beds, hardly any space to walk around, nothing like the spacious and bright looking room they shown in Expedia. The shower door is broken and the shower head doesn’t fit in the bracket so we have to hold it while showering, and it has a very slow drain so we can only take quick shower to not get the dirty water overflow to the floor. I asked to switch to another room but the receptionist refused to do so, another bad hotel business practice. If you want a convenient location and don’t mind spending $300 a night for a dingy room, then book with this hotel.

After reading all the negative reviews I was worried about our trip being awful and I was pleasantly surprised. The room we were in was 211 it had a large double bed and another single bed. It had a bath and a shower over head. The bathroom and room were clean and decorated in a true Venice style. The breakfast provided was small but filled you up before heading out. The biggest downside was not having a kettle in the room but I had brought a travel one. There is a spar just across the road so getting milk and snacks was very easy. The hotel is located in a perfect position to see all of the best parts of Venice and the hotel staff were friendly and accommodating. The internet does cut out every now and then on the phone but works perfectly all day on a laptop.

The location is the only plus I can give. The hotel itself is very easily missed. We booked a triple room, but it was nothing like the pictures. We were in room 97 which is right next to a toilet and the reception. We heard people walking inside and out at all hours of the day. The shower curtain that surrounded the standing shower space was speckled with black mold. The water temperature was intermittent while taking a shower. The towel warmer that is in the room didn’t work. There was a sprayer hose next to the toilet without a nozzle on it. If you touched the wrong unmarked knob, you sprayed water everywhere. The main bed was just two folding beds put together. The other bed was just a chaise. Breakfast was included and was croissants, rolls, packaged toast, meat, cheese, cereal, and coffee. I have nothing bad to say about the food. The room it was in was very small with limited seating. The staff did not seem to care about anything going on and spent more time on their phones than trying to be helpful. At times, we would try to enter the hotel but the staff turned the automatic doors off. There is no other way into the hotel. Even when the staff was behind the counter, they didn’t care enough to look up and open the door.
