Excellent breakfast and good evening meal with friendly attentive waiting staff. No shower gel/shampoo in the bathroom and a loud drip, drip sound of water falling onto a metal sheet on the flat roof immediately outside my room meant I had a poor night sleep.

No air conditioning in the rooms ! Full glass wall and only little window can be opened 5cm. Even with curtains closed it was a greenhouse!! Ventilator sounded like air India and was not much of the help. Stayed for 3 nights and each time woke up with headache.. I was expecting air con in the rooms from 4 star hotel… but apparently it is only in reception and meeting rooms. If weather forecast is 20+ I would recommend avoiding this hotel. On the positive side surrounding is nice

The toilet continually filled up thriugh the night was really annoying and had to keep getting up to flush, then it woukd stop then start again. Had an important meeting the following day and had a poor sleep - really disappointing. It was late so pointless contacting reception as it woukd have meant moving rooms or someone messing with it to fix it.

Weekend stay

Great hotel for a short break. Was generally happy with Stay, staff members were very friendly, especially Nabeela. Only point I would like to raise is, we were disappointed with the rooftop view we had from the room, thought hotel was full, so we just excepted it. We like to look relax and look out of the window.

Very noise, overpriced, with room with no sound proofing and noise all night! Pillows were old and not great. There was no one at reception either!

Limited services available, dining room closed, bar closed at 9pm, items not acailable at breakfast, room had zero view other than roof tiles. All of this was apparently due to the fact that there were only a small amount of clients. BUT FULL PRICE PAID for LIMITED Services provided. Would not recomend this hotel to anyone, as i feel ripped off.

The hotel is in a good location for sight seeing. The breakfast was okay, hot and cold choices. Evening meal was not kept warm enough the food was cold and served on cold plates also not much choice.It is a conference hotel. The sink in the bathroom was blocked we reported it and they did clear it. The safe was not working it needed new batteries.

Perfect hotel for a night in Leamington Spa

Comfortable room. Very clean. Nice bed and temperature. Spacious and quiet. Not a good selection of hotels in Leamington so pleased to have found this!
