The hotel is acceptable but not great. The back street has a lot of clubs, girls standing on the stairs and streets, not very good since I am traveling with a teenager. Breakfast ends at 9 which might be common in Japan but for foreigner this is too early. Walk to subway is far, not 5 min as some review said. The public bath is indeed very good.
