This spacious and stunning, fully stocked home has 4 bedrooms and 3.5 bathrooms with fantastic views of the Colorado River to make the perfect retreat for your vacation of making lasting memories with family and friends. Step inside this open-concept living and kitchen space so you are a part of all the action. The home is decorated with nautical accents that will make you feel like you are at the lake even inside. We want your stay to be the most enjoyable with all the amenities that we have to offer: pool, lake front, boat dock, fishing off dock by fish feeder, great views from yard, porch and dock, paddle boards to enjoy the lake, firepits to relax by, yard games like cornhole, ring toss, yahtzee, jenga and inside games & smart TVs.

So come and dip into relaxation in the private cocktail pool, swim in the lake, bring your own boat or rent one to park at the private boat dock and paddle the cove with paddleboards for a fun day on the water. Enjoy the serene beauty of Lake LBJ from sunrise to sunset, all from the comfort of many seating areas on the boat deck, carport, house porch and water’s edge. Please be sure to read all rules/instructions prior to booking to ensure you are informed of everything ahead of time and there are no surprises during your stay. We want your stay to be nothing less than PERFECT!

Rules/instructions regarding property use items: No Smoking or vaping-$500 charge if smoking is witnessed or suspected. No Pets-$500 charge if evidence of pets/animals of any kind on property. No heating of the hot tub/spa-$500 charge if found that you did. Swimming in the pool or in the lake is at your own risk. NO diving in the lake or pool! *property owners and property management company are not held liable for any injuries that occur.* Ice Maker- do not use the ice maker to fill your ice chest. There are 2 vending ice machine stations in Kingsland. Sprinklers water around 5 am. The pool is cleaned every Thursday. Lawn service comes on Thursday or Friday each week. Trash pick up is Wednesday am around 7am. No open fires. DO NOT leave any trash on the ground or in canisters without securing the lid. Coons and foxes enjoy the lake and your party food as much as you do.NO glass around the pool area. 15 people max. Guests will be charged for any damages.



Guest access:

4 bedroom, 3.5 baths, full kitchen, private pool, boat dock, lakeside, paddle boards, games. Outdoor seating for all of your guest: Downstairs patio offers seating/dining furniture with a Traeger Pellet grill (bring your own pellets). The boat dock deck offers patio table seating for dining, lounging and sofa furniture to enjoy as well as a propane firepit. The patio lounge on the top floor of the home has a sectional sofa/chair set with a propane firepit. The waterfront cabana has a bar seating area with an umbrella and a gas grill. Depth of the lake, at normal level, off the front of the dock is a shallow 6-9’ depth. NO Diving! Pool’s depth is 4.5 feet max-No Diving! Swim at your own risk.



The spacious boat dock has room for guest’s personal water craft (up to 2 boats) to be tied to the dock side. A fish feeder goes off twice a day to lure large fish, a sure sight for the kids to see. The home is equipped with: all furnishings, towels, sheets, blankets, pillows, washer/dryer, dishwasher, central AC/Heat, & gas fireplace. Also available: baby play pin, pool/beach towels, Smart TVs, fully furnished kitchen with 10 cup coffee maker & Keurig machine, blender, crockpot, Traeger Pellet Grill. Parking at the property is available for guests, 2 covered parking spaces available in the carport and 6 spaces available in driveway for a total of 8 cars.

First Aid kit in half bath & laundry room. Fire extinguisher located under kitchen sink, fire escape ladders located in primary bedroom closet and kids bunk bedroom closet. Lower deck outside games provided are Corn Hole boards and bean bags, Yard Yahtzee, Yard Jenga, Ring Toss available for guests use. (please return all games to their proper place where you found them upon final departure) string of yard tree lights can be turned on-off manually on large oak tree by sidewalk

A wide variety of inside games can be found in the coffee table in the living room.



*Guest restrictions: may not have access to garage, pantry, family room closet, primary bedroom upstairs (not pictured) and elevator. No heating of the spa. No life vest included with rental, please bring your own.



Boats can be rented from Splash Rentals. 2 Ice vending machines are located in Kingsland, as well as at convenient stores.
