• NO A/C: Like 99% of homes here in Lake Tahoe, this property DOES NOT have air conditioning, but fans are provided.



• PARKING: Limited to 3 vehicles per HOA. Vehicles must display a parking pass and move every 24 hours when snow exists.



• DISCLOSURES: MINIMUM Renter Age Requirement: 21. NO SMOKING. *Wildlife in area. It is possible to have bears, coyotes, raccoons on property and at times, mice or even bats found in homes in the area.



• HOA: The property is a part of the Homeowner's Association (HOA). The HOA does have additional rules and regulations that must be followed during your stay. Host shall list the amenities offered by the HOA but host is not responsible for the operation or availability of HOA provided items. Some amenities are available seasonally. Updated three-bedroom condo in Northshore's Kingswood Village. Ideal for a comfortable and nicely appointed home base after all your Epic adventures! It features an open living room with comfy leather couches, a stacked stone gas fireplace, a mounted SMART TV with cable service, and large sliding glass doors that provides access to the private deck. The fully stocked galley style kitchen has ample counter and cabinet space, a dishwasher, an electric stove, and a full-sized refrigerator with a freezer on the bottom. The kitchen opens to the living area over a breakfast bar with four tall bar chairs. The dining area is next to the fireplace and seats 6 with plenty of elbow room.



Two big bedrooms on the ground floor share a spacious remodeled bathroom with a nicely tiled combination shower/tub and toilet area separate from the his and her sinks. The first bedroom is nicely outfitted with a Queen bed and a new TV with cable service. Past the washer and dryer, at the end of the hallway, the second bedroom, is set up as the primary bedroom since it has its own private patio. The king-sized bed is flanked by two traditional lamps and opposite two large closets and a TV with cable service.



On the middle level, you will find the living, dining, and kitchen areas as described above plus, the third bedroom which houses twin beds and a large window. Just in the hallway, is a 3/4 bathroom stocked with delicious smelling shampoo, conditioner, and body wash by Ginger Lily Botanical Farms (organic and cruelty-free).



The third level of this condo is set up for some serious poker action! There's seating for four and all the cards and chips you might need...Just waiting for you to try your luck! Or try one of the many games or puzzles provided.



The condo complex offers year-round access to a Sauna and Exercise Facility. It's located just 5 miles to Northstar Ski Resort with a free winter shuttle pickup at the complex entrance and just six other ski areas within 15 miles. Also about a mile away is the Tahoe Rim Trail, Public Snow Play Park and downtown Kings Beach (with shopping. public beaches, snowmobiling, and restaurants), then another 2 more miles to the Nevada state line and Northshore casinos.

The Neighborhood:

Kingswood Village Condos is located in a residential neighborhood in upper Kings Beach. It's about 6 miles to the base of Northstar Resort and only a mile to downtown Kings Beach, area restaurants and shops as well as Kings Beach State Park.



Getting Around:

Tahoe Regional Transportation Agency (TART) is the FREE public bus system in the area. Private taxi services are also widely available. Many resorts offer private shuttle services as well. 4WD or AWD Vehicles are always recommended for travel in Tahoe during the winter months.



Other Things to Note:

The loft level of condo is not available for guest access or use. - HOA key card is required to access HOA amenities.

We really enjoyed our stay at this place!The location is great, 5 minutes drive to the beach. Walking and biking trails start right outside the HOA complex. The property was very clean and the kitchen had all the necessary supplies for cooking family meals. Would love to stay at this place again!

Great place, great location.. Unable to access until 4pm, then out by 10am on departure day was a bit annoying. That’s the earliest we’ve ever had to vacate. Overall, very comfortable, well stocked place
