- The hot tub is a great place to relax. Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or you are pregnant. Children must be supervised by an adult while using the hot tub. Use the hot tub AT YOUR OWN RISK!
- No late check out.
- No refunds for weather/natural disasters/power outages/acts of God/other things that are beyond our control.

- Please purchase travel insurance if you are concerned about circumstances that may keep you from being able to come or stay the entirety of your trip.

Rob and Leigh were excellent hosts; easy to contact, communicate with, and very accommodating! The cabin was inviting the moment it came into view and upon entry immediately relaxing. Even though we were nestled along with other cabins on a mountain cul-de-sac we weren't aware of any of the arrivals or departures of our neighbors. We enjoyed having two decks with different accommodations. We found the space to be clean, airy, easy to maintain flow, and keep at a agreeable temperature. The kitchen was more than adequately furnished for each of the meal types that we prepped for and the refrigerator spacious. It was easy to move around and have conversations with others who were in either the adjoining dining or living room. Each of the master suites with accompanying jetted tubs were well laid out and provided ample dresser and closet space to fully unpack and feel like you were home. The beds were comfortable, extra blankets and pillows were provided. The hot tubs and jetted tubs were absolute bonus features to this property! We found the view of the woodlands from these spaces increased the ability to breathe deep and relax. Extra towels for these spaces were provided which is a nice touch so that the towels in the bathrooms could be used just for that purpose. We enjoyed being able to have the accessibility to a washer and dryer so that we didn't have to pack as heavy or need to do laundry as soon as we got back to our homes.

Enjoyed the cabin a lot. It was clean and had plenty of towels for the hot tub. The kids enjoyed playing pac man in between waiting for dollywood or other attractions. The area was also quiet and within very close distance of both downtown gatlinburg and pigeon forge.

Had to ask local restaurants that did deliveries to take me to the home, (twice) GPS will not identify MTN RDS. The. house looked clean from a distance. It seriously needed a deep clean. I wish I could post pictures. I arrived very late at night. The lower level of the home had 2 very big windows. that were uncovered and just black. I could not tell what was outside. The next day I could see it was just the woods, main level ground. Creepy. I kept finding little bugs in the bed I have never seen before. It looked like wads of stringy hair, but it moved. I ask the owner to compensate the stay somehow with a partial refund or even a discount for a future stay ( at a different location of course) I was told sorry, we do not make adjustments after the bill has been sent. Hope to see you next time.

The AC unit was not working properly. There were clothes left in a drawer when we checked in. We placed them on the closet floor. The upstairs blow dryer overheats and does not work. Other than that, we enjoyed our stay!
