LIVING AREA:
A comfortable and cosy lounge with a wood burning stove, a sumptuous sofa, a Smart TV with access to Netflix, Amazon Prime, iPlayer and more. A bistro table with 2 comfy dining chairs.
The kitchen is well equipped with all the essentials needed to cook an array of meals whilst away in the countryside as well as a clean and modern feel. There is an oven, a fridge/with freezer tray, microwave, toaster and washing machine (you'll find a clothes airer under the sofa).
BATHROOM:
The bathroom benefits from a large rainfall shower and a gorgeous basin unit.
Guest Access:
We operate on self-check-in/out so you can come and go as you please.

PARKING:
Sans Road / Spencer Road
You can park on the little lane that loops round the back of the property - Sans Road. This is a small road and can be a little tight and depending on the time of day it can be full (please park courteously to ensure you're not taking up more than one space) - the best options are usually at either end of the lane, as you turn into Sans Road, along the wall.
If you'd prefer a bit more space there is an easy option on Spencer Road which is just a 60 second walk away. Follow the orange line for parking and then the green line for the quickest route to walk from your car to the property.
PET RESTRICTIONS:
Pets are allowed to stay for a standard fee of £25 per pet. A maximum of 2 pets can stay at once. Please note animals are not allowed upstairs or on the furniture.
ADDITIONAL CLEANING POLICY:
To ensure we maintain the property's high standards and maximise guest experience, we require weekly cleaning and linen changeovers for long-term bookings (10+ nights stay) at an additional cost. Please enquire if you would like additional discounts when booking long-term accommodation with Rufloreo Stays.
RULES:
*This property is not suitable for parties & events unless agreed upon before booking!
*This is a breach of house rules & will result in immediate removal from the property via security and no refund, your deposit may be used towards extra costs in removing you.
*We have a strict NO-SMOKING indoors policy at our properties. A standard charge of £1000 will be charged to your card when we find evidence of smoking within the accommodation to cover cleaning costs and long-lasting damage on the property.
*Any loud music, parties, and smoking indoors will also result in immediate removal from the accommodation as we will be highlighted via our noise and air monitoring systems located in the property.
*For stays longer than 10 days, additional housekeeping is arranged for a further fee.
We require completion of our online booking-in form which includes an agreement to our T&Cs and provision of a UK government-issued photo ID or passport.
