Owner is nice but...

This home is in serious disrepair. The pots and pans are old and should be tossed due to flaking and rusty surfaces. They are small, not adequate to cook for large groups. This is a large home designed for large groups, so you would think that the pots and pans would be adequate. No trash bins, instead you are asked to pile up heaps of garbage bags in the garage. Roaches, mice, you name it. There is a grill, but it probably hasn’t been cleaned in at least 10 years. We tried to burn off remnants so that we could clean it, and it just wasn’t possible. There are exposed outlets, rotting wood, mold. The lights in the loft are broken and there’s no overhead lighting. The kitchen cabinets are rotting, so there’s a smell throughout. There is a disposal/trash compactor that is broken and smells. However the dishwasher does work as does the range and microwave. The refrigerator works as well. The driveway is so poorly maintained that we popped a tire pulling out of it. The house is located at the top of a mountain, very windy and narrow roads by the way, so it takes about 10 to 15 minutes just to get in and out of the property. Not exactly the best place to pop a tire. I can’t imagine it would be easiest place for an ambulance to get to either, should anyone in your party need one. This house is only for adults, do not bring small children here. There are copperheads in the back, the neighbor told us that she has a 6 foot snake living underneath of her house. The slope of the property and the poorly maintained driveway was definitely dangerous for for small children, not to mention the rickety stairs and overall dilapidated conditions. On the positive side, the owner did do the right thing and reimburse us some money… he really should’ve reimbursed us for the entire stay. This house does not look like the pictures. Don’t be fooled. If we could’ve found someplace else to go with such a large group, we would’ve gone.

It was an OK visit

The rental / booking process was simple but the property needs several upgrades. Bring your own sheets and pillow cases, the TVs are Fatback's and doest show well, several things cracked or broken. Bring a cooler because to takes a day first the fridge to cool somewhat.

Review

We enjoyed the stay but there were minor problems such as some of the light fixtures not working. The TVs were outdated, batteries were dead in the remotes, and the only tv that had satellite was in the living room. The cabin is beautiful. It just needs some upgrades.

Beautiful views of rolling hills

The Black Bear Lodge Cabin sets in the foothills of the smoky mountains, about a one-hour driving range from Atlanta. It is in the beautiful Lake Arrowhead community near Waleska, GA. The property is true to its listing descriptions - large, comfortable, clean, with magnificent views, especially for sun-rise from its east-facing sunroom and decks. The instructions were very detailed and easy to follow. The property manager is just a phone call away and helpful when reached.

Lake Arrowhead Catastrophe!

I read the reviews about the property early and ask the owner to make sure the negative comments had been corrected. NONE HAD!! Three story house air conditioner not working on main floor. DIRTY CARPET. Whole house in terrible shape! Mattresses pathetic! Not enough towels and wash clothes for 19 people. Parking is terrible for such a large house with capacity to hold so many guests. Furnishings on lower level scant and not well arranged. After I took pictures and sent negative comments to owner he threatened to evict our group from the house!! And I have his comments in writing. Oh yes another point I forgot. Half of my group chose to leave and go to a motel for the entire stay!! VACATION FRIM HELL!!

Thanksgiving 2019

My family of 21 stayed at this property Thanksgiving week from 11/26 to 11/30. Although we worked through the problems we had and made the best of a bad situation. we were not happy. Upon our arrival we noticed a musty, stale smell. We assumed it was from being closed up for some time. We open all the windows we could. Some were broken, but we were able to get the home aired out before our family arrived. In the top level,lots of lady bugs, both alive and dead. The first room ceiling fan sounds like it is about to fall out of the ceiling. The bathroom linen areas have labels for how many of each towel should have been. None of them had the amount listed. The pillows were dirty, not the pillow cases, the actual pillows. Some of the sheets were ripped and had holes but all were clean. The bathrooms were clean but we could tell that some mold issues have been covered up. We had issues with the refrigerator that never got cold. Luckily they allowed us to use the one in the basement otherwise we would have lost several hundred dollars in food. However it was quite inconvenient to go up and down those stairs several times a day when we needed something. There is a putrid smell partway down those stairs. I can't explain what it smells like but it's bad. The lower level was where we had the biggest issue. The space heater not only didn't work but the glass was broken. The tv would power on but wouldn't come off of video 1. My cousin moved one of the sofas to get his cell phone that slid between the wall and the sofa and found mouse droppings. My aunt heard some scratching sounds the second night we were there, grabbed her phone and saw a mouse looking at her then scurry away. I'm sure there is more than one by the amount of droppings. Luckily we didn't hear or see any on the main floors. There were several light that did not work. The foyer light at the front door, lamps, in the smaller basement level room the light was very dim. In the twin bedroom on the main level, one of the beds was being held together with zip ties. The tv didn't work in that room. The sun room was my grandfathers favorite place to sit throughout the day, having coffee, reading, and working on his Sudoku. We loved seeing the deer at dawn and at dusk. As well as the beautiful sunrises over the mountains. Overall we enjoyed family time but this place needs major cleaning and some renovations.

What can I say the house was in dire need of updating and professional cleaning all the beds need to be replaced they all sag to the middle along with the furniture I don’t think there is a working smoke alarm and some are missing which is a clear code violation .the resort it’s self was amazing the golf course was great along with the pools we did not rent a boat on lake arrowhead but did go to Allatoona where there are beaches and pontoons to rent cheeped and better just a 25 min drive. Be prepared to clean if you rent .

We had a great time! Plenty of room for all the family. Just surprised at the condition of the house. Needs a lot of work. The house was dirty. Even the sheets were dirty which was a shock! Owner responded that he would address the things we mentioned being broken.

Very roomy, plenty of space for my large family.

Great place for a family vacation. Although it rained most of our stay, the kids kept busy playing fuse ball and ping-pong, and there was plenty of room for family games and puzzles. The cabin is rustic but charming. The only negative was that the cleaning people did not do a great job, but after unloading the dishwasher, vacuuming and clearing out some cobwebs, everything was great.

Great vie, cabin not somuch

Sleeps 22 but parking for only five cars. Stuffy and warm when we arrived. Found a few roaches.. Towels were folded while still very damp.

This cabin needs major upgrading from the simplest things to infrastructure. The bed sheets had holes in them, the shower curtain was moldy, the carpet was dirty. It's just really beat up and outdated. There was a musty smell in the basement rooms and dead bugs throughout. This would be a great place if there was some TLC ($) back into it. The best part of this cabin was the game room upstairs - we had some fun with ping pong and air hockey. The views are nice too and it's in a very nice gated community with a nice lake. However, we would not stay here again.

The Cabin

Black Bear Lodge cabin is a roomy place with lots of accessories. We enjoyed our stay, saw deer almost every day off the back porch. Bill had a nice conversation with the little mouse who lives under the dish washer in the kitchen (cute fellow). There is plenty of room but your cabin is in need of some TLC. Besides the hole in the wall in the game room, there are two broken windows in the enclosed deck in back, and lots of loose shingles on the roof. But it's still a great place!

This cabin is very spacious but needs a lot of updating!

Pros: Everyone had plenty of room. The air conditioning works great and the water pressure in the bathrooms is good. It was nice having a washer and dryer too. We loved the grill on the porch and had everything we needed in the kitchen. He kids loved the ping pong And foosball table and being in the basement. Lake Arrowhead resort area is beautiful. We used the lake for swimming and fishing and the pools a couple of times. We hiked a very manicured trail one day and saw many deer. Cons: The cabin is very outdated and a little run down. The light fixtures had missing bulbs so the lighting was not great. The bathroom tub was so wobbly I almost slipped. The carpet in the main rooms are quite stained. The TV's are old but work okay. The only place to put your trash for the week is in the garage so by the third day we had flies so bad we couldn't go in and out of the garage door or they would get into the house. I contacted the owner to let us know what to do with the trash but he never came. We were very short on linens. There were only a few wash cloths and towels for everyone so we had to buy some at Target. There were no sheets for the pullout couch downstairs so we had to strip one of the unused beds and use those. The cabin was clean on the surface but just needs a lot of deep cleaning. There was some kind of old food in the pullout couch. The mattresses upstairs need replacing too.

Large, well-equiped, and situated in the midst of great natural beauty

We stayed in Black Bear Lodge during the weekend of a wedding. With six bedrooms and four full baths, it was perfect for our group of family members. The amenities include game tables that provide for some fun times together. The large kitchen and dining room gave us the chance to congregate and enjoy meals together. Two balconies overlook some of the most beautiful scenery you'll find in the southeast. To top it off, the owner is very communicative and helpful. We couldn't have asked for more.

Last minute, but beautiful views

We were originally going to stay in Gatlinburg, but after the wildfires, we cancelled and were able to find this property. This was obviously an older house, but it was what we needed for our family reunion. We had a great time together. Instructions and directions were easy to follow and the sunrise every morning was beautiful.

The cabin was very easy to get to with the directions in the info packet the owner sent me. Everything worked exactly how he explained. The cabin was very clean and comfortable. There were plenty of extra blankets, etc and lots of games for all ages.
