The property was great however.....Dead flying insects were in the studio bed and when I requested clean sheets I was asked to send a picture of the bugs. Understandably it is tropical and there will be insects but it took two days to get clean sheets. The thermostat is locked. You can turn it down to 75 for four hours at a time during the day. If you are not there to turn it down it will be 85 inside when you return. It is completely locked from 8pm to 8am making it incredibly too warm to sleep. I was told this is non-negotiable. My daughter got sun stroke and was stuck inside at 80 degrees. It is more efficient to keep it at 75 than try to cool it from 85 to 75 every few hours. For the premium price I should control the thermostat to cool the unit down to a reasonable temperature. The staff at the golf course was amazing.

The condo was very dirty when we arrived. Trash was left in the living room and dead insects were all over the floors. There were even insect droppings on the floors and counters. The heat inside both the main suite and the studio were nearly unbearable and as soon as the thermostat hits 75 it's set to jump back to 85 which is just ridiculous. The studio AC would turn on and just turn back off right away. It almost seems like they don't want their guests to be comfortable while in the condo. Other condos around the area let their guests drop their thermostats below 75 making it a lot more comfortable. Waikoloa is very hot and even being able to turn the thermostat down to at least 72 would have been more bearable.

Pros: spacious, modern, close to market with beach chairs, umbrellas, and beach toys. Quick response from property management-though only one of my problems was resolved. (All pots/pans were scratched, burned and old and left black residue on my food. The property management delivered a new set of pots pans same day.) Cons: mosquitoes, ants on kitchen counters, dining table and bathrooms, spiders-killed 1 on the sofa, 1 on the bed and a 2 inch spider by the door , frogs- 1 in the shower and 1 in the garden by the door, and geckos inside the property and outside. Reached out to property management for pest control and was told to use bug products in closet-which was 4 roach motels. Needless to say, that did not control the problem and i delt with ants inside the property for 1 week. Did not even get to enjoy the patio furniture outside because i was afraid of getting bitten by the large red ants otside. The property says 3 beds 4 bathrooms. Its actually a house with 2 bedrooms and 2.5 baths plus a separate studio from the main house which has 1 bed 1 bath. I wish it would have specified that the rooms were not all under the same roof. My family had to sleep separate which was not my plan. Overall, this place has great potential to get 5 stars if pests were controlled. But right now i would not recommend.
