Guest Access:
Guests will have access to the entire home except owners' storage closets and a toddler playroom. The toddler playroom is available for groups who have children up to 4 years old. The toddler playroom must be reserved prior to your arrival. There is a driveway to accommodate up to 5 parked vehicles.
The Neighborhood:
Noho Maluhia is located in the Mauna Loa Estates subdivision. This is a quiet neighborhood that is located in the middle of Hawaii's Volcano rainforest. It's common to hear the tree branches rustling, birds chirping, and wildlife in their natural surroundings.
Getting Around:
It would be best to rent a car to get around. The airport is about 40 minutes away from home.
Other Things to Note:
This home sleeps 25 people comfortably. Please inquire with questions and special pricing for groups of 16+. Volcano Hi is located at a higher elevation & it is very uncommon to have air conditioning. There are 3 motion censored cameras on the exterior of the home for security purposes.
Upon Booking with us, we require our guests to digitally sign a Vacation Rental Agreement.
Vacation Rental Terms & Conditions
1. Booking & Payment
A reservation is confirmed only after all required payments and a signed rental agreement have been received.
The individual making the reservation (“Guest”) must be at least 21 years of age and accepts responsibility for all members of their party.
A deposit or full payment (as specified at the time of booking) is required to secure the reservation.
2. Cancellation Policy
Cancellations made prior to the stated cancellation deadline will be refunded in accordance with the policy provided at booking.
No refunds will be issued for late arrivals, early departures, or unused nights.
Travel insurance is strongly recommended to protect against unforeseen circumstances.
3. Check-In / Check-Out
Check-in: 4:00 PM
Check-out: 10:00 AM
Early check-in or late check-out may be available upon request and may incur an additional fee.
Unauthorized late departures may result in additional charges.
4. House Rules
Guests agree to:
Treat the property, furnishings, and neighbors with respect
Follow all posted house rules and host instructions
Report any damage or maintenance concerns promptly
Not exceed the maximum occupancy stated in the reservation
Not host parties, events, or gatherings without prior written approval
Not smoke or vape inside the property
Not bring pets
Restricted Areas:
Certain areas of the home may be locked and are not included in your reservation. Accessing locked rooms, storage areas, or additional spaces without authorization will result in additional charges, including the applicable nightly rate for those areas plus cleaning fees.
5. Damage
Guests are financially responsible for any loss or damage to the property or its contents during their stay, including damage resulting from unauthorized access to restricted areas.
6. Cleaning
A standard cleaning fee is included in your reservation.
Additional cleaning fees may apply for:
Stained or damaged linens
Excessive mess, trash, or spills
Strong or lingering odors
Unauthorized use of locked or unreserved areas will also result in additional cleaning charges.
7. Maintenance & Access
The host or authorized personnel may enter the property for necessary maintenance, repairs, or inspections with reasonable notice.
In the event of an emergency, access may occur without prior notice.
8. Liability
The host is not liable for any accidents, injuries, or illnesses that occur during the stay.
The host is not responsible for the loss, theft, or damage of personal belongings.
Guests assume all risks associated with use of the property and its amenities.
9. Use of Property
The property is intended for short-term vacation use only.
Commercial use, subletting, or transferring the reservation to another party is prohibited without prior written consent.
10. Noise & Neighborhood
Quiet hours are from 9:00 PM to 8:00 AM.
Guests must respect the surrounding community. Complaints from neighbors or violations of local ordinances may result in termination of the stay without refund.
11. Utilities & Internet
Utilities and Wi-Fi are provided as a courtesy.
Interruptions to services (including electricity, water, or internet) are outside the host’s control and do not warrant refunds.
12. Governing Law
This agreement shall be governed by and interpreted in accordance with the laws of the State of Hawaii.
Any disputes shall be resolved in the jurisdiction where the property is located.
13. Acceptance
By confirming the reservation or occupying the property, the Guest acknowledges that they have read, understood, and agree to abide by these Terms & Conditions.

We prefer to communicate through booking engine apps. We will not be available for in person interaction.
