This location cannot be beat!

THE SPACE
The master bedroom includes a queen size bed, with 2 twin bunk beds in the hallways (see photos). Great for couples, or small families / groups looking for a sweet beach getaway. This unit is on the 2nd floor up one flight of stairs (no elevator). There is a queen mattress in the bedroom, and 2 twin bunks in the hallway. Sleeps 4.

This 1982 beachfront condo may exhibit some signs of its age but has been well loved over the years. Recent renovations inclue exterior paint, all new doors and windows.

Please note: Exterior improvements / necessary repairs on the building and neighboring buildings may occur intermittently and without notice.

AMENITIES TO GET YOU SETTLED IN
Enjoy a starter set of amenities during your stay. Our kitchen essentials include 1 roll of paper towels, 1 dish sponge, 1 bottle of dish soap, 2 dishwasher pods, and 1 trashcan liner. In the bathroom, you'll find 2 soap bars, 1 shampoo, 1 conditioner, 1 makeup rag, and 3 rolls of toilet paper, as well as 2 bathroom garbage bags, 3 hand towels in the master bathroom, 4 washcloths, and 4 bath towels, and beach towels. We have a Keurig coffee maker but do not provide pods. We also provide a few beach chairs and an umbrella.

BEACH ACCESS
The nearest beach is just steps away. From the condo, walk down the first flight of stairs and you should see the top of another set of stairs that leads down to the water. This beach is private and available for guests of Beachside Condos (which includes you).

BEACH CHAIRS & UMBRELLA
4 portable folding beach chairs (Tommy Bahama style or similar) and 1 umbrella + sand anchor are provided for guests.
Most guests our happy with our equipment, but beach chair service is also an option via a local vendor ($30/day for 2 chairs and an umbrella)

POOL
Available year round but is not heated. 2 minute walk.

LAUNDRY
Coin-operated washer and dryer in the building but currently out of service.

NEAREST LAUNDRY SERVICE
20 min drive to the west is Klean Wash with a self-service laundromat as well as full service drop off or Mom's Laundry Service (Local Pickup & Delivery). $1.50/lb

TV/ INTERNET
In addition to Vizio Watch Free+, and MediaCom basic cable, each TV has Chromecast, allowing you to stream your favorite apps from your personal subscription accounts). Please note that while we provide TVs and internet for convenience, Mediacom has been known to have instability in this area, and we cannot always guarantee operation or specific channel availability.

SECURITY CAMERAS
We have 1 Ring Doorbell Cam that faces the exterior hallway. There are no interior cameras.

PARKING INFO
There is space for one car (or cart) in the parking lot. It is free but not gated, and is only available to Beachside guests. Parking passes are required and will be provided in the unit when you arrive.

- Total occupancy must not exceed the listed maximum at any time.
- Quiet hours 10p-8a
- Guest count must match reservation
- No local guests
- No 3rd-party bookings
- Please refrain from charging lithium ion batteries while unattended.
- Main guest must be 25+ and stay on-site
- Main guest must sign rental agreement
- Check-in: 4pm / Check-out: 10am
- No early check-in or late check-out (but we'll text if ready early)
- Hosts not responsible for temporary outages, closures (beach, pool, hot tub etc), maintenance, construction, or weather-related issues.
- No refunds outside our cancellation policy
- Rule violations may result in fines or cancellation without refund
- Lost / left items will incur a $50 fee + shipping to send back and may take up to 8 weeks during peak season (April-Aug). Please ensure you have all your belongings when you leave.
- $100 security hold required per stay; released after checkout if no damage.


CHECK-OUT
- Run the dishwasher (we can unload).
- Remove trash, including fridge. (Excessive trash may incur a fee.)
- Dirty towels in the bathroom.
- Please ensure you have all your belongings before leaving. Left items = $50 fee + shipping and may take up to 8 weeks to ship (especially Apr-Aug).

AIR CONDITIONING
Please keep doors and windows closed while the air conditioning is running, and avoid setting it far colder than it is outside. Overworking the system can freeze the unit and shut the HVAC down. If it ever stops cooling, message us and we will get someone out.

CANCELLATION POLICY
Cancellation Policy. Please review the cancellation policy at time of booking. No refunds are given outside of that cancellation policy prior to arrival or during your stay, including for weather, maintenance, renovations, utility issues, or amenity disruptions. We highly recommend travel insurance for added flexibility. If Airbnb or VRBO issues a refund outside our policy, we reserve the right to recharge your card. That said, our goal as responsible hosts is to give you the best stay possible. If we missed anything or something can be improved, let us know right away so we can make it right. We look forward to hosting you!

CHARGEBACKS
Guest agrees all charges tied to their Airbnb stay-- including extras -- are final, non-refundable, and may not be disputed. Any chargeback or payment dispute is a breach of this agreement. Guest must reimburse all costs (including legal fees) tied to any dispute. Unpaid disputes after 30 days may be sent to collections. Host may pursue all legal remedies. Host's proof of purchase is sufficient to counter chargebacks.
