Relax with the whole family or friends at our peaceful ranch in the country. We have so much to offer. Whether you just need time with friends or a family vacation, we have you covered. You can seclude yourself to the unique ranch themed house or head in any direction and find yourself at a country bar or restaurant. We have stables for you to even bring your horse if you wished! In the winter, the snowmobile trail goes right through by our land. Come check us out!

Relax with your family or a few friends at our ranch located in a peaceful, country setting. Whether you need some time away with friends, or a family vacation, we have you covered. You can stay in the unique ranch themed house or head off in almost any direction and find yourself at a country bar or restaurant. Within a few miles, there are golf courses, wineries, restaurants, river floating just a short few miles away and lots of other things to do! Enjoy free day passes to Lake Summerset where you can enjoy the beach and pool upon request. There is also a super fun sports bar and bowling alley! We even have stables if you wish to bring a horse! In the winter, the snowmobile trail goes right through our property. Relax in the 7 person hot tub looking at beautiful views. KC House is also perfect for small events like a girls or guys weekend, a baby or bridal shower, or any number of other celebrations.

The fourth bedroom is an open floor plan loft. It is beautiful and spacious, but we want our guests to be aware that there is no door or full wall dividing that space for privacy purposes. It is equipped with a queen bed, sofa, chair, and TV. It is also a universal space perfect for just hanging out and playing games or just chatting!

The fifth bedroom is outfitted with two-twin size folding beds (one bed features a five-inch thick mattress and the other is a standard twin mattress) This room is located just around the corner from the family room on the bottom level and is more of a sleeping area, not an additional room with a door.

The master bathroom is a full bathroom accessible from both the master bedroom suite and through the other side of the house off of kitchen. It has a large jacuzzi tub, sink, and toilet. It does not have a shower. The other two bathrooms do have a shower.


WE ARE ALSO A HORSE BOARDING FACILITY

We have horses on the property and board horses all year long, as well. We feed & tend to the horses daily along with other horse owners. This will not disrupt your stay and will be kept to the barn, stables, or arena area.

FITNESS AND EXERCISE

If daily fitness is a part of your routine, please ask about our gym located in Freeport, approximately 20 mins away. (Pretzel City CrossFit and fitness) We would be happy to accommodate you with a day pass during your stay.

NO SMOKING IN HOME. This includes, but is not limited to, cigarettes and marijuana.

NO FIRES INSIDE THE HOME OF ANY KIND

ALL OUTSIDE FIRES MUST BE IN DESIGNATED AREAS SUCH AS THE FIRE PITS PROVIDED BY OWNER

NO ILLEGAL SUBSTANCES OR ILLEGAL ACTIVITIES ALLOWED ON PROPERTY. If any paraphernalia is found, a $300 fee will be assessed & law enforcement may be contacted.

NO PETS UNLESS APPROVED BY OWNER PRIOR TO YOUR STAY

GUESTS ARE NOT ALLOWED IN ANY RESTRICTED AREAS, WHICH INCLUDE THE STABLES/BUILDINGS/GARAGE/PASTURES OR FIELDS. FOR YOUR SAFETY, PLEASE DO NOT ENTER ANY AREAS THERE ARE HORSES

NO PARTIES ARE ALLOWED AND WE ASK THAT ALL GUESTS BE RESPECTFUL OF THE AREA NEIGHBORS, ESPECIALLY DURING EVENING HOURS

NO REMOVING ITEMS FROM THE PROPERTY THAT BELONG TO THE PROPERTY

IF ANY INCIDENTS OR MISHAPS SHOULD OCCUR, OWNER MUST BE NOTIFIED IMMEDIATELY

IF YOU BRING A PET, your pet must be controlled. Do not allow your pet near or inside any horse-designated areas. Your pet must not chase or be aggressive towards the horses.

Rental Rules & Restrictions. Guest agrees to abide by the following restrictions by Owner: If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent paid.
