Villa Layout and Accommodation

The villa spans 500 m² across two levels, fully renovated in 2023, with a contemporary design that blends harmoniously into the natural surroundings. It comfortably accommodates 10–12 guests in 5 bedrooms.

All bedrooms are air-conditioned, thoughtfully furnished with vanities, suitcase stands, wardrobes, premium bed linen, soft bath & pool towels, and indulgent APIVITA amenities.

Spacious open-plan living, dining, and kitchen area with a large corner sofa, round sofa chair, wooden coffee table, open fireplace, and 50’’ smart TV.

Indoor dining table opens onto a veranda with a comfortable outdoor living space, leading down to the pool terrace.


Fully equipped kitchen with top-quality FRANKE appliances and a breakfast island, perfect for family breakfasts or group gatherings.


One bedroom (1.60 × 2.00m) with balcony access and an adjacent modern bathroom with a shower cabin.

First Floor

Master bedroom: (1.80 × 2.00m), en-suite shower, 32’’ TV, safe, armchair that converts into a single bed, balcony with stunning sea views overlooking the pool.


Second bedroom: (1.60 × 2.00m), en-suite shower, armchair bed, balcony with sea view.


Two additional bedrooms: each with 2 single beds (0.90 × 2.00m), private balconies with patio furniture.


Family bathroom: double sinks, bathtub, shower, and enclosed washer/dryer.

Villa Kalliston’s 4000 m² exterior is a private paradise designed to delight guests of all ages, divided into two distinct zones:

Rear Area – Play, Gym & Sports

Hot tub with 4 seats, sunbeds, and plush bean bags.

Gym & playroom with treadmill, elliptical, workout bench, free weights, TRX, yoga equipment; playroom includes pool table, 65’’ smart TV, PlayStation 5, board games, bean bags, and a small fridge. Accordion glass doors allow the space to open fully to the outdoors for flexibility and fresh air.


Expansive sports field for volleyball, basketball, and football.


Children’s playground, life-size chessboard, and outdoor living area.


Parking space for 3 cars within the villa premises.


Front Area – Pool & Relaxation

Heated 50 m² free-form swimming pool with counter-current system, shallow kids’ area, built-in seating for adults to enjoy drinks, 6 luxurious sunbeds, 4 bean bag loungers, poofs, round day bed, umbrellas, and outdoor shower. Pool heating available for the full stay with one-week notice.

Outdoor kitchen & Monolith charcoal grill with dining table and Bluetooth speaker; accordion doors provide indoor/outdoor flexibility.


Fire pit with built-in cushioned sofa, cascading plunge pool, and multiple seating areas for ultimate relaxation.


Every corner of the outdoor area is thoughtfully landscaped with herbs, flowers, trees, and palm trees, creating a serene, luxurious environment where every age can find their perfect spot.

Guests will have exclusive use of the entire property. All indoor and outdoor areas of the villa are fully accessible to you, with no shared spaces.

Please, to prepare the heated pool, inform us before your arrival. The extra fee is 80 euros per day.
The pool temperature can reach 25-28 degrees Celsius, depending on the weather conditions.
