Arroya Farm - 100 Hectare Private Valley & Estate
Arroya Farm is a true one of one.
Set across green pastures, with its own private valley and three spacious homes and a cottage, this estate is like no other.
Recently acquired, Arroya is the most expensive home ever sold in the the NSW Central Coast.
The farm is itself operational with a commercial dairy and farm hands on site. Arroya also possesses a rich equine history with 6 stables and a breaking-in centre for horses. These spaces can double for event use and creatives classes.
True Farm-to-table dining: The estate has its own vegetable garden. You and your loved ones are welcome to plant, or pluck produce which can be used in the dishes you want to cook. Private chefs can also be organised for a meal under the sun or stars. Beside the vegetable garden is also a BBQ and wood-fired pizza oven.
Wellness Centre: Wellness is the new status symbol. A state of the art, fully equipped stand-alone wellness centre is also free for private use. It includes a spa, 4 person sauna, 20 metre indoor heated lap pool and a gymnasium.
Digital Concierge: A full service digital concierge is also present. This means if your group would like catering, massage, sound healing, group yoga, or anything organised before or during your stay, the concierge team will be on hand to co-ordinate for you.
Equestrian: You can bring your own horses to the farm and there are tracks and facilities. Otherwise if you’d like to go horse riding, Glenworth Valley is a short 30 minute drive away. They conduct horse riding tours for beginners and families. We would be happy to help organise this for you.
Pets: We love furry friends. All pets are welcome.
Tennis: A newly resurfaced tennis court and tennis house with billiards room sits connected to the main house. It has its own living quarters and TV room.
Interior Living: Every home has its own relaxing living and dining areas.
Wifi & Reception: High-Speed Wifi is available throughout the property via StarLink. Reception is intermittent depending on the phone provider you are with.
Just 90 minutes from Sydney or a 40 minute helicopter ride from Sydney airport, you must come and appreciate this home in person. In 2026 there will be extensive renovations and the home will likely be taken off Airbnb or the price will be significantly higher. As such, if you are thinking of celebrating, please enquire soon.
Sleeping Arrangements:
With 3 homes there are enough beds to accomodate 26 people. Upon request however, we can also make the cottage available. The cottage sleeps 4 people. This would be at no-additional charge given the cottage has yet to undergo renovated. Each house has ample bathrooms, private kitchens, dining spaces as well as outdoor patio areas. They are also all stocked with linen and essentials. The homes themselves are a 1-2 minute drive from one another.

Arroya Farm is a working property with farm hands and caretakers occasionally present to tend to the land and animals.

Children must be supervised at all times, especially near animals, ponds, machinery, or fences.
There are unfenced waterways, including ponds, pools, creeks and dams. The renter takes full responsibility for them and any guest on the property and release and indemnifies the Host for any guest damages or injuries.
For everyone’s safety, no climbing on farm equipment, trees or structures.
2. Events and Gatherings Events are permitted (e.g., family gatherings, wellness retreats, baby showers, birthdays) — however, these must be approved in advance.
Up to 30 total guests (including day visitors) are included in your booking. More than 30 guests will incur additional event fees to cover wear, tear, and staffing. Unauthorised events or parties exceeding 30 guests will result in a $10,000 fee, additional fees for any damage and immediate termination of the rental.
