Sum Beach is located on the 2nd row in the Emerald 1 subdivision. Don't forget your furry best friend! Sum Beach is a pet-friendly beach house with a $200 Non-refundable fee. You'll enjoy all the comforts of home while on your beach vacation! This home is beautifully decorated and features a well-stocked kitchen. Enjoy your meals at the breakfast bar, dining table, or outside on the picnic table. The living area is large with comfortable furnishings. The home has WIFI for convenience! The large bedrooms give your family plenty of room to spread out. The primary bedroom has a king bed and an attached bathroom with a walk-in shower. Bedroom two has a single bed, a full-size bed, and an attached bathroom. The remaining bedrooms each have 2 full-size beds. The expansive deck has ample seating for you and your family. The views of the beach are amazing. Downstairs, you will find plenty of covered space to enjoy sitting around the picnic table while aromas from the charcoal grill make your tummy rumble. When you're ready for a trip to the beach, it's just a short walk, golf cart, or vehicle ride away. There is direct beach access at the end of the road. Rinse off in the outdoor shower upon returning from the beach! You are sure to enjoy your vacation at Sum Beach!

We provide linens and bath towels in every house, and standard beds are made for your arrival. Linens will be provided in the home for all sleeper sofas, trundles, and pull-out bedding. Paper products, other than toilet tissue and paper towels, and cleaning supplies are not included.
There is a starter pack consisting of the items below. Please bring anything else you will need:
1 roll of paper towels
3 white kitchen trash bags
2 dishwasher tabs (if applicable)
2 laundry tabs (if applicable)
1 small bottle of dish soap
1 dish sponge
2 rolls of toilet tissue per bathroom
Small bar of hand soap per bathroom
1 trial size of shampoo/conditioner per full bath
1 beauty bar per bath

Small cooking oil
There will also be a bath towel set for each guest

Great location…

The location is great, 2nd row, partially obstructed view of the beach. There are two charcoal grills that were old, rusted and not clean, we had to clean them prior to use. Which is not a big deal, it was better than going out to eat. The bedding could be upgraded as well as the master mattress, still things I can deal with. My main complaint is the air conditioning would not cool the house during the day. They ask that you turn the temp to 75 when you leave, which is fine except it took from 2pm until 2 am to get below 73 degrees. It was 70 the next morning but as the temperature increased outside so did the temperature in the house. The second day it never got bellow 73 degrees, with ceiling fans, floor fans and blinds closed, The property management team did send maintenance who basically said it is hot outside and there isn’t much they can do about it. The unit should be serviced, it is hot but it should still cool the house down. No one wants to go to the beach and keep the blinds closed, part of the experience is the view.

Wonderful view. You can sit out on a complete wraparound upper deck and view the beach and hear the waves. The home was Perfect!. Plenty of space for all 10 guests. The house was beautiful and comfortable literally the beach is like the back yard not a far walk. One thing we didn't like is that the couches and baby high chair had sand when we arrived, I wish that was cleaned before we got there. Overall everything from the kitchen, to bedroom ,to the bathrooms were neat and clean. Planning to rent again in the future.😊

House was great. I prefer beaches that don’t allow driving on the beach. Was Memorial Day so probably more traffic than usual. Overall would recommend as long as you know what to expect.

Labor Day Fun

Enjoyed our stay. Home was clean and very inviting. It was close to the beach which was a plus since we had a disabled family member that can’t walk long distances. Big enough to sprawl around and enjoy each other’s company. Kitchen had everything we needed. Will definitely recommend to anyone with Or without children. The only thing is those mosquitoes are bad under the porch. I’m assuming it’s everywhere but will defiantly add to take your mosquito repelent. Other than that we had a fabulous time. Thank you

Very nice beach house

We had such a nice vacation at this property. The check in process was easy and the house was very clean when we arrived. The house is very well kept and updated. It’s as described and pictured. The location was great and just a very short walk to the beach. Our favorite part of the house was the very large deck with great views of the beach. I would recommend this beach house.
