This cottage was truly designed and furnished for relaxation and fun. It has a nice collection of original art, architectural fragments and antique pond boats throughout the home.
Start with thirteen foot ceilings in both the chefs kitchen and dining area. A century old seven-foot round dining table seats twelve and is illuminated by a large antique iron chandelier. Travel two steps up to the foyer and find where Tonic gets it's name, You can't miss it! Beyond is the indoor living room with a Rumford fireplace. Flanking the fireplace are French doors leading to the outdoor living room; also with a fireplace. There is a gas grill and old soap stone sink adjacent to this A fountian rounds out this lovely outdoor area.
This cottage has four bedrooms and four and a half bathrooms. The first floor has a queen bed, and a private bath. Entering through a set of 150 year old Brownstone doors gives it a suite feel. All three bedrooms on the second floor have their own private balconies. The master suite has a king bed, a small den-like seating area and a private bath. There is a bedroom with a queen bed and private bath as well as a bedroom with two double beds and a private bath. Tonic sits on the corner of Georgetown and Water Street on one of the largest lots in Rosemary Beach and has views of nearby St. Augustine Park.

Cannot beat this location and privacy!
This house is just spectacular. We thoroughly enjoyed the architecture and outdoor areas during our stay - absolutely loved morning coffee and nightly wine on the enclosed, private patio which made for a relaxed and comfortable visit…we especially enjoyed the sounds from the outdoor water fountain, and appreciate the outdoor ceiling fans. The layout was very convenient for our group with spacious bedrooms and a kitchen large enough for us to enjoy cooking-in several nights. And this location…perfect! Highly recommend September in Rosemary for its weather and reduced population!
The house however does need some attention and potential updates. Much of it needs deep cleaning. Dust on all surfaces, and along floorboards as well as cobwebs in all light fixtures and chandeliers. The overall feeling was a little stuffy and musty. The cooling system is widely inconsistent. Despite a consistent setting of 72 in all rooms, the kitchen remained at 65 degrees (even after turning that area off - bring a sweater!), the main living area was comfortable but the bedrooms rooms were very warm. We called maintenance as soon as we arrived and they responded very quickly but didn’t have a solution. The property is also not being properly exterminated. The kitchen was well stocked overall, but a little inconsistent as well…lack of sharpened knives, but an abundance of other items that are not needed. An inventory review would be useful.
Lastly, check in process was disturbing. Rosemary Beach Cottage Rental company manages the property and while they were very responsive and pleasant to work with, they advertise that check in is after 4 pm, and up to 7 pm. This is challenging to plan for when driving 6+ hours to get there. We were let in a little after 5, so not terrible but when traveling with a dog and ‘cooler’ items, it’s challenging to simply wait that long. And check out is Before 10a.
Overall, I would consider this property again with mentioned improvements, and assurance on an actual check in time.
